Description
The Financial Project Lead owns the financial analysis, cost control, and reporting for DartPoints' capital projects across our data center portfolio — from greenfield development and site expansions through commissioning and placed-in-service. This person partners closely with Construction Management, Development/Expansion, and Procurement to keep projects on budget, forecast cost-to-complete, and translate construction progress into financial outcomes. The ideal candidate brings at least five years of financial or strategic planning and analysis experience, with a demonstrated ability to manage the financial side of capital projects, including budgeting, cost control, capex forecasting, draw/funding schedules, schedule-linked reporting, and risk management. Experience in data center, real estate, infrastructure, energy, or another capital-intensive construction environment is strongly preferred, as is proficiency with ERP and job-costing tools such as Sage, NetSuite, or similar.

MINIMUM QUALIFICATIONS
- Bachelor's degree in finance, accounting, business, or a similar analytically oriented discipline
• 3+ years of relevant professional experience, including direct exposure to capital projects or construction financials• Demonstrated financial acumen delivering forecasting, budgeting, variance analysis, and data-grounded interpretation of results
- Experience building and maintaining capital project budgets, tracking budget-vs-actual, and producing cost- to-complete / estimate-at-completion (ETC/EAC) analysis
- Experience leading project financial reviews and cost meetings with cross-functional teams (construction,development, procurement, operations)
- Experience with financial planning software (preferably Cube, Planful, or Hyperion Essbase)
- Proficiency in Excel (macros, index-match, arrays, pivots, lookups, conditional logic)PREFERRED QUALIFICATIONS
- Familiarity with capital project mechanics: authorization for expenditure (AFE) / capital approval workflows, change orders, contractor pay applications, retainage, capitalized interest, and construction-in-progress (CIP) accounting
- Familiarity with U.S. GAAP, particularly around capitalization, depreciation, and placed-in-service treatment
- Experience with job-costing or construction management platforms (e.g., Procore, Sage Intacct Construction)
- Track record analyzing large volumes of complex data and presenting findings to senior management
- Strong written and oral communication, with the ability to tailor messaging across levels of management
- Experience with SQL / database management and data visualization tools (Power BI, Tableau, etc.)
- Proven ability to work autonomously and proactively in a dynamic environment
RESPONSIBILITIES
- Lead financial support for capital projects; building and maintaining project budgets, capex forecasts, and cost-to-complete models across the portfolio
- Track budget-vs-actual and forecast variances at the project and portfolio level, investigating and explaining drivers
- Own capitalized labor tracking for capital projects; ensuring accurate identification, allocation, and capitalization of employee labor costs, reconciling balances, and maintaining audit-ready documentation
- Partner with Construction Management to link cost forecasts to schedules and milestones, flagging risks to budget and timeline
- Support the capital approval process (AFEs / capital requests) and monitor change orders and their financial impact
- Maintain construction draw schedules and funding forecasts, coordinating with Accounting and Treasury on capitalized costs, capitalized interest, CIP, and placed-in-service timing
- Build development pro formas and project-level return analysis to support underwriting of new sites and expansions
- Partner with operations and project teams to ensure compliance with accounting policies and budget requirements, and support regulatory and lender reporting as needed
- Support recurring portfolio and project reviews (weekly through annual), test budget assumptions in operating and capital plans, and present ad hoc analyses and recommendations to leadership
FOCUS & DELIVERABLES (FIRST 3–6 MONTHS)
- Establish standardized capital project and capex reporting — budget-vs-actual, cost-to-complete, and
funding/draw status — across active sites and expansions
- Build working relationships with Construction Management, Development/Expansion, and Procurement, and stand up a recurring project financial review cadence
- Leverage and evolve the organization-wide budget and forecasting model to integrate capital project detail
- Deliver and maintain mechanisms for monthly and quarterly project and portfolio reporting
- Partner with stakeholders to define project- and department-specific metrics and deliver recommendations as needed
