Superintendent Mansfield Forward

Full-Time / Onsite (Mansfield, OH)

The Windsor Companies is a vertically integrated real estate developer in Powell, OH, covering property management, brokerage, and construction in residential multifamily and mixed-use. We're hiring a Superintendent to lead field operations on Mansfield Forward, our $30M historic adaptive reuse of fourteen contiguous downtown Mansfield buildings, delivering 200,000 SF and 102 market-rate apartments.

General Scope of Work

This role leads the field on Mansfield Forward. You'll own daily execution across all 14 buildings from groundbreaking to grand opening, directing foremen, internal trades, and subcontractor crews working in parallel. You report to the Senior Construction PM and work alongside Windsor's WCS (construction) and Defender (sitework) teams. Adaptive reuse demands a field leader who can read old buildings, anticipate hidden conditions, and hold the Secretary of the Interior's Standards without slowing the job.

Responsibilities:

● Walk all 14 buildings daily as Windsor's lead field presence.

● Direct foremen, internal trades, and sub crews; assign work, resolve conflicts, keep crews productive.

● Own the three-week look-ahead and short-interval plans; coordinate daily with the PM.

● Lead implementation of Windsor Construction Procedures and Processes (Windsor OS).

● Enforce safety: toolbox talks, daily walks, incident response, OSHA compliance.

● Own field quality on adaptive reuse work: masonry repointing, window restoration, structural reinforcement, MEP rough-ins inside historic envelopes.

● Manage site logistics: laydown, deliveries, crane and lift scheduling, traffic, dust and noise for a downtown jobsite.

● Coordinate City of Mansfield inspections; walk inspectors through and resolve open items.

● Surface hidden conditions early; escalate to the PM with proposed solutions.

● Keep daily reports, field directives, and RFIs current in Smartsheet.

● Run pre-construction walks with each new sub; set safety, quality, and schedule expectations on day one.

● Manage punch and closeout building by building as units turn over to WIR for lease-up.

Qualifications

● 5+ years in commercial or multifamily construction; 2+ as a Superintendent, Assistant Super, or lead foreman ready to step up.

● Renovation or adaptive reuse experience preferred; historic preservation experience a plus.

● Multi-building or multi-phase jobsite

● Familiarity with the Secretary of the Interior's Standards, or willingness to learn quickly on the job.

● Proven ability to hold schedule and quality across subs, internal trades, and foremen without burning the team out.

● Comfortable with Smartsheet, Procore, Bluebeam, or comparable; able to keep daily logs and field reports current.

● Willing to live in or commute daily to downtown Mansfield; early start times are the norm.
