Full Job Description

Maintenance DirectorGeneral Purpose

The Maintenance Director is responsible for overseeing the day-to-day operations of the Maintenance Department and ensuring the facility is maintained in a safe, comfortable, and well-functioning condition. This position plans, organizes, directs, and evaluates maintenance services in accordance with applicable federal, state, and local regulations, facility policies, and established safety standards.

The Maintenance Director works closely with facility leadership and department supervisors to ensure preventative maintenance, repairs, safety programs, environmental standards, and facility operations are effectively managed.

Essential Responsibilities

Plan, organize, implement, and oversee the daily operations of the Maintenance Department.
Develop, maintain, and implement written maintenance policies, procedures, and preventative maintenance schedules.
Ensure routine and preventative maintenance activities are completed according to established schedules.
Coordinate maintenance services with Nursing, Dietary, Activities, Housekeeping, and other departments to minimize disruption to facility operations.
Provide leadership, direction, and supervision to maintenance personnel.
Conduct regular inspections and rounds to ensure equipment, systems, work areas, storage areas, and common areas are properly maintained.
Monitor the performance and competency of maintenance staff and provide direction, coaching, and corrective action as needed.
Ensure maintenance personnel follow established safety procedures and properly use required personal protective equipment.
Oversee facility safety, fire prevention, and emergency preparedness programs related to maintenance operations.
Assist with facility inspections and surveys conducted by regulatory or governmental agencies.
Address maintenance-related deficiencies identified during inspections and assist with developing and implementing plans of correction.
Coordinate and oversee outside contractors and vendors to ensure work is completed properly and according to contracts, work orders, and facility expectations.
Maintain accurate records of maintenance activities, inspections, repairs, expenditures, and preventative maintenance.
Monitor inventory and ensure supplies, tools, and equipment are available and used efficiently.
Report significant equipment or facility damage, safety concerns, and maintenance issues to facility leadership promptly.
Assist with developing and managing the Maintenance Department budget, including equipment, supplies, repairs, and labor.
Maintain appropriate documentation related to hazardous materials, including Safety Data Sheets (SDS).
Ensure hazardous chemicals are properly labeled, stored, and handled in accordance with applicable regulations and facility policies.
Ensure maintenance staff receive appropriate training related to safety, hazardous materials, infection prevention, bloodborne pathogens, and other job-related risks.
Support infection prevention and control practices within the Maintenance Department.
Ensure appropriate procedures are followed when maintenance activities involve potential exposure to blood, bodily fluids, medical waste, or hazardous materials.
Conduct routine inspections of equipment and facility systems to identify potential problems and ensure proper operation.
Respond appropriately to facility emergencies and adjust maintenance priorities and schedules as needed.
Maintain the confidentiality of resident information and protected health information (PHI).
Perform other duties and responsibilities as assigned by facility leadership.

Supervisory Responsibilities

This position has direct supervisory responsibilities and is responsible for providing leadership, direction, and oversight to Maintenance Department personnel.

QualificationsEducation & Experience

High school diploma or equivalent required.
Minimum of three years of maintenance, facilities, plant operations, or related supervisory experience preferred.
Experience in a healthcare, senior living, long-term care, or skilled nursing environment is preferred.
Strong working knowledge of mechanical, electrical, plumbing, HVAC, boilers, generators, compressors, and other building systems.
Ability to read and interpret blueprints and technical documents.
Knowledge of applicable building codes, safety requirements, and regulatory standards.
Experience with preventative maintenance programs and facility inspections preferred.

Skills & Abilities

Ability to make sound independent decisions and effectively prioritize multiple maintenance needs.
Strong organizational, communication, and problem-solving skills.
Ability to work effectively with residents, families, employees, vendors, visitors, regulatory agencies, and the general public.
Ability to provide direction and constructive feedback to staff.
Strong attention to detail and commitment to maintaining a safe and comfortable environment.
Ability to identify operational issues and develop practical solutions.
Willingness to learn and implement new maintenance methods, technologies, and best practices.
Ability to interpret written, verbal, diagrammatic, and scheduled instructions.

Mathematical & Reasoning Skills

Ability to apply basic mathematical concepts, including fractions, percentages, ratios, and proportions, to practical situations.
Ability to troubleshoot and resolve practical problems involving a variety of facility systems and maintenance situations.
Ability to work independently while exercising sound judgment and following established policies and procedures.

Licenses & Certifications

Must maintain any licenses, certifications, or registrations required by applicable federal, state, or local regulations and facility requirements.
Additional maintenance, HVAC, electrical, plumbing, or related certifications are a plus.

Ability to navigate throughout the facility and inspect equipment, work areas, and building systems.
May be required to assist with emergency evacuation procedures.
