Full Job Description

Job Overview

The Property Manager is responsible for the overall leadership and performance of the community, overseeing all aspects of leasing, resident relations, accounts payable, and property maintenance operations. This role requires a highly organized, service-oriented professional who can lead a team and operate effectively in a fast-paced multifamily environment. We are looking for someone who brings strong leadership, sound judgment, and a proven ability to drive results while building a positive community and team culture.

Leasing and Resident Relations

Oversee the leasing team's performance, including tours, prospect follow-up, and application processing, ensuring occupancy and leasing goals are met
Develop and execute lease renewal programs and resident retention strategies through proactive outreach and responsive service
Serve as the primary point of contact for escalated resident concerns, resolving conflicts and ensuring timely, professional service across the community
Review and approve move-out notices, lease transfers, and renewal paperwork for accuracy and compliance

Rent Collections and Compliance

Oversee all rent collection efforts, ensuring payments are posted accurately in Yardi Voyager and ledgers remain current
Approve and issue late payment notices and three-day notices to pay in accordance with local legal requirements and company policy
Manage delinquency across the property and coordinate with legal counsel or regional leadership on eviction proceedings when necessary

Accounts Payable and Vendor Management

Review and approve invoices, ensuring accurate GL coding and alignment with the property's approved budget
Negotiate and manage vendor and contractor relationships, including service agreements, scheduling, and performance
Maintain complete documentation of vendor activity to support month-end close and audit readiness

Property Operations

Conduct regular property walks to evaluate overall condition, vendor performance, and compliance with community standards
Oversee unit turn timelines and ensure vacant units and model apartments are move-in ready
Monitor and report on property performance, identifying and resolving operational issues proactively

Team Leadership

Supervise, train, and support onsite staff, including the Assistant Property Manager, leasing, and maintenance teams
Set performance expectations, provide regular feedback, and support staff development
Foster a collaborative, accountable, and service-oriented team culture

Financial and Administrative

Prepare and manage the property's operating budget in partnership with regional leadership
Deliver accurate and timely financial and operational reporting to ownership and regional teams
Ensure compliance with all applicable fair housing, safety, and company policies

General

Perform additional duties as assigned by regional leadership, demonstrating flexibility and sound leadership judgment

Qualifications

Minimum two to three years of experience in property management, with prior supervisory experience preferred
High school diploma or equivalent required; associate or bachelor's degree preferred
Proficiency in Microsoft Office, particularly Word and Excel
Experience with Yardi Voyager or comparable property management software required
Strong leadership, written, and verbal communication skills, with the ability to interact professionally with residents, vendors, ownership, and internal stakeholders
Excellent time management and organizational skills, with the ability to prioritize across multiple concurrent responsibilities and manage a team
Proven ability to manage budgets, financial reporting, and overall property (P&L) performance
Comfortable working in a high-volume, deadline-driven environment
Availability to work a flexible schedule, including weekends as needed
Ability to conduct property walks, including extended walking and stair navigation
Valid driver's license may be required depending on property location

Pay: $85,000.00 - $95,000.00 per year
