Position Overview
We are seeking a dependable, skilled, and resourceful maintenance professional to handle the day-to-day repair and maintenance needs of a portfolio of 11 single-family short-term rental homes throughout the Columbus area.
This person will be responsible for responding to maintenance requests, diagnosing problems, completing repairs, performing preventive maintenance, and helping ensure that every property remains safe, functional, clean, and guest-ready.
Because these are short-term rental properties, maintenance issues can arise while guests are actively staying in a home. The ideal candidate must communicate professionally, work independently, prioritize urgent situations, and provide excellent service when interacting with guests and property management.
Schedule and Availability
This position offers a flexible schedule and generous time-off flexibility, provided that maintenance responsibilities are properly covered and time away is communicated in advance.
Most work will take place during normal daytime hours. However, some evenings, nights, weekends, and holidays may be required because guests can report maintenance issues at any time. The maintenance technician must be reasonably available to respond to urgent situations that affect guest safety, property security, essential utilities, or the guest’s ability to remain comfortably in the home.
Nonemergency repairs may generally be scheduled during regular working hours.
Primary Responsibilities
- Respond promptly to maintenance requests across all furnished short-term rental homes.
- Diagnose problems and determine the most practical and cost-effective repair solution.
- Complete routine plumbing repairs, including clogged drains and toilets, leaking faucets, running toilets, garbage disposals, supply lines, shower fixtures, and minor water leaks.
- Complete basic electrical repairs, including replacing switches, outlets, light fixtures, bulbs, smoke detectors, batteries, and tripped breakers.
- Troubleshoot common HVAC issues, replace filters and thermostats, clear condensate lines, and coordinate licensed HVAC service when necessary.
- Troubleshoot and repair household appliances, including refrigerators, dishwashers, washers, dryers, ranges, microwaves, and garbage disposals when the repair is within the technician’s capabilities.
- Perform basic carpentry and hardware repairs, including doors, locks, cabinets, drawers, shelving, trim, handrails, gates, and furniture.
- Patch drywall, touch up paint, repair minor wall damage, and address normal wear and tear.
- Repair or replace door handles, deadbolts, electronic locks, keypads, hinges, weatherstripping, and window hardware.
- Troubleshoot televisions, Wi-Fi equipment, routers, smart-home devices, electronic locks, and other guest-facing technology.
- Assemble, repair, move, and secure furniture as needed.
- Perform minor exterior maintenance, including gutters, downspouts, fences, gates, siding, decks, patios, exterior lighting, and basic landscaping-related repairs.
- Address weather-related issues such as frozen pipes, storm damage, water intrusion, snow and ice concerns, or loss of heat.
- Investigate reports of pests and coordinate professional pest-control services when needed.
- Inspect and maintain smoke detectors, carbon-monoxide detectors, fire extinguishers, handrails, locks, and other safety-related items.
- Perform preventive maintenance and recurring property inspections to identify problems before they affect a guest.
- Respond to urgent guest issues such as loss of heat or air conditioning, plumbing backups, water leaks, appliance failures, lockouts, power issues, or security concerns.
- Document completed work with notes, photographs, receipts, and recommendations for future repairs.
- Purchase or pick up necessary parts and materials while staying within approved spending guidelines.
- Maintain an organized inventory of frequently used tools, replacement parts, filters, batteries, light bulbs, hardware, and maintenance supplies.
- Coordinate and meet outside contractors when work requires a licensed or specialized professional.
- Obtain estimates and help oversee vendors for larger repairs when requested.
- Notify ownership immediately of significant damage, safety concerns, water intrusion, suspected mold, code-related issues, or repairs that may result in substantial expense.
- Help protect the condition, appearance, and long-term value of each property.
Qualifications
- Previous experience in residential property maintenance, apartment maintenance, construction, remodeling, handyman services, or a related field.
- Broad working knowledge of residential plumbing, electrical systems, HVAC, carpentry, drywall, painting, appliances, and general home repairs.
- Strong troubleshooting and problem-solving abilities.
- Ability to determine when a repair can be handled internally and when a licensed professional is required.
- Dependable transportation and the ability to travel between properties throughout the Columbus area.
- Valid driver’s license and satisfactory driving record.
- Ability to supply basic hand tools. Specialty tools and approved materials may be provided or reimbursed.
- Ability to safely lift and carry approximately 50 pounds.
- Ability to climb ladders, work outdoors, bend, kneel, and perform other physical tasks associated with residential maintenance.
- Comfortable using a smartphone for calls, texts, photographs, receipts, scheduling, and maintenance documentation.
- Professional appearance and respectful communication skills.
- Strong reliability, honesty, organization, and attention to detail.
- Ability to work independently without constant supervision.
- Willingness to work occasional evenings, nights, weekends, and holidays when urgent guest or property issues arise.
- Ability to pass a background check.
- Experience maintaining furnished rentals, hotels, Airbnbs, or other hospitality properties is preferred but not required.
