About this Role:
The Property Manager is responsible for the overall management of assigned properties, including all areas of resident relations/communication, unit renovations, maintenance operations, and general operations of a multifamily property. The position will ensure a high level of professionalism, oversee property personnel, and foster positive relationships with tenants, prospective tenants, vendors and all guests. The right person for the job will have a strong background in property management, and is energetic, welcoming and strives to make a difference each day.
Responsibilities:
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
- Provide full property support, including phone support, typing, reports, filing and distribution of correspondence.
- Oversee and manage property personnel.
- Conduct Leasing and assist in lease administration activities, including creating leases and keeping our database updating.
- Coordinate tenant move ins and move outs.
- Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts.
- Prepare and coordinate bid proposals and service contracts.
- Ensure invoices are processed in system timely with appropriate back-up and according to established procedures.
- Ensure Certificates of Insurance for applicable parties are maintained and up to date.
- Monitors and updates applicable reports for management and follows up on all delinquencies.
- Ensure properties perform at a minimum of 95% economic occupancy - 1% or less delinquency - 95% or higher physical occupancy - 70% of higher renewal - 4.5 Google rating.
- Assist with aspects of annual budget preparation and monthly financial reports, as well as preparation of bank deposits if assigned.
- Monitor and assign maintenance work orders and ensure tenant satisfaction.
- Responsible for leading regular inspections of property with janitorial and landscape providers and any other service provider.
- Oversee all renovations, unit turns, and all vendors, including but not limited to blue tapes.
- Oversee the processing of maintenance staff hours.
- Ensure compliance with federal, state, and local housing laws and regulations, as well as tenant/vendor insurance compliance.
- Responsible for aspects of development and maintenance of resident relations, including tenant outreach, tenant anniversaries, holiday gifts, community events, quarterly newsletters, and programs for tenants. Also responsible for ensuring tenant information within data base is current and up to date.
- Weekly oversight of all marketing (online and on-site marketing) to ensure accuracy.

- Proficient in Microsoft Office Suite required
- Experience using Appfolio preferred, but not required
- Strong understanding of relevant laws and regulations, including Fair Housing Laws
Qualifications:
- Must have valid Driver License
- Must have high school diploma, GED or equivalent certificate
- At least 1-3 years of experience in a Property Manager role or similar role within the property management / real estate investment industry required
- Ability to demonstrate exceptional work ethic and positive team-oriented attitude
- Experience using real estate management software required
- Ability to work a Monday–Friday schedule (9am–5pm), including rotating Saturday schedule as needed, and occasional pre-scheduled evening resident events.
