Full Job Description

Core Responsibilities

As a Delaware Ohio Leasing Manager, your responsibilities will include:

Provide a professional, positive, and engaging experience for prospective and current residents by delivering exceptional customer service throughout the leasing lifecycle and tenancy.
Manage the full leasing lifecycle, including marketing available units, responding to inquiries, conducting property tours, processing applications, preparing lease documents, coordinating move-ins, and facilitating lease renewals.
Monitor portfolio performance, including occupancy, lease expirations, delinquency, and resident retention metrics, and recommend strategies to improve property performance and maximize occupancy.
Coordinate move-in and move-out processes, including conducting inspections and documenting unit conditions, damages, and any necessary repairs.
Respond promptly and professionally to resident concerns, questions, and requests while working collaboratively to achieve timely and effective resolutions.
Utilize AppFolio to maintain accurate resident and property records, process leases and renewals, receive rental payments, monitor delinquent balances, manage maintenance requests, conduct property inspections, document unit conditions, and generate operational reports.
Stay informed on local rental market trends, competitor pricing, and industry best practices to support effective leasing, marketing, and pricing strategies.
Ensure all leasing and property management activities are conducted in compliance with company policies, Fair Housing laws, and all applicable federal, state, and local regulations.
Perform additional duties and special projects as assigned by management.

Qualifications

Previous experience in property management, leasing, customer service, or multifamily housing is required.
Strong sales and leasing skills with the ability to build rapport, overcome objections, and successfully convert prospects into residents.
Familiarity with Section 8 housing programs and regulations is a plus.
Proficiency with property management software (AppFolio preferred) and Microsoft Office Suite. Experience with organizational tools such as Asana is a plus.
Excellent customer service and relationship-building skills with the ability to provide exceptional service to both prospective and current residents.
Strong organizational skills with the ability to prioritize tasks and meet deadlines.
Excellent written and verbal communication skills, including professional phone, email, and in-person communication.
Ability to work independently as well as collaboratively within a team environment.
High attention to detail and accuracy in maintaining lease files, resident records, and documentation in compliance with company policies and applicable laws.

Minimum Requirements

High school diploma or equivalent.
Ability to read, write, and speak English fluently.
Capable of performing duties without constant monitoring and supervision.
Knowledgeable in the areas necessary to be successful in this position including typing, communicating, and basic computer software fluency.
