Position Overview
River Town Rentals is seeking a dependable, highly organized, and detail-oriented Short-Term Rental Property Inspector / Operations Coordinator to assist with the day-to-day management and quality control of our short-term rental properties.
This is a hands-on field position responsible for inspecting properties before and after guest stays, ensuring homes meet River Town Rentals' standards, identifying maintenance and cleaning issues, monitoring inventory, and coordinating with cleaners, maintenance personnel, vendors, and the management team.
The ideal candidate takes initiative, notices small details, communicates clearly, and understands that guest satisfaction depends heavily on the cleanliness, condition, and presentation of each property.
Duties & Responsibilities
- Conduct routine inspections of short-term rental properties.
- Perform post-cleaning inspections to ensure each property is fully guest-ready before check-in.
- Inspect bedrooms, bathrooms, kitchens, living spaces, outdoor areas, and other areas of the property.
- Verify that cleaners have completed required cleaning tasks according to company standards.
- Identify cleanliness issues and communicate with the cleaning team when corrections are needed.
- Inspect properties for damage, missing items, excessive wear, or potential guest-related damage.
- Take clear photos and document property conditions, damages, maintenance concerns, and completed work.
- Report maintenance issues immediately and assist with coordinating repairs when necessary.
- Follow up with maintenance personnel and vendors to verify that assigned work has been completed properly.
- Check lights, TVs, remotes, appliances, Wi-Fi, HVAC, locks, and other basic property features to ensure they are functioning.
- Monitor household and guest supplies, including toiletries, paper products, trash bags, cleaning supplies, coffee supplies, and other property-specific inventory.
- Report low inventory and assist with restocking properties when needed.
- Confirm that furniture, décor, linens, kitchen items, and amenities are properly arranged and ready for guests.
- Check exterior areas for cleanliness, landscaping concerns, trash, damaged furniture, pool issues, or other visible problems.
- Assist with property setup and preparation for new short-term rental listings.
- Conduct periodic preventative property inspections between reservations.
- Assist management with emergency property visits when unexpected guest or property issues arise.
- Communicate professionally with cleaners, maintenance technicians, vendors, property managers, and other team members.
- Maintain inspection reports, photos, notes, receipts, and other required documentation using company systems.
- Help ensure properties consistently meet River Town Rentals' quality and presentation standards.

- Assist with delivering or replacing items at properties when necessary.
- Verify that smart locks, lockboxes, keys, parking passes, and other guest-access items are properly functioning and available.

Qualifications

This position is scheduled for 5 days per week, with 2 days off each week.
Mondays and Sundays are mandatory workdays due to the operational needs of our short-term rental properties. The remaining three workdays will be scheduled based on property occupancy, guest check-ins/check-outs, inspections, and operational needs.

Because this is a short-term rental operation, reliability and consistent attendance on scheduled workdays are essential.
Pay: $2,000.00 - $3,500.00 per month
