Full Job Description

Development Foreman / Working Foreman

Modular Home Construction Lakes Region, New Hampshire Full-Time

Wanted: someone who can read blueprints, run a job site, spot a problem before it becomes an expensive story—and knows when to call the main office.

We build residential modular homes throughout New Hampshire. Yes, the home arrives in sections. No, the rest of the project does not magically assemble itself.

There are foundations to prepare, utilities to coordinate, subcontractors to schedule, deliveries to manage, inspections to pass, and finish work to complete. Sadly, the crane does not also schedule the plumber.

That’s where you come in.

We’re looking for a hands-on Development Foreman who can keep projects organized, communicate clearly, and lead from the front. We’re a small company, which means there are no “clipboard-only” positions here. Some days you’ll coordinate trades and review plans. Other days you’ll take measurements, pick up materials, complete a punch list, or help the laborers finish something before the rain arrives.

If your favorite phrase is “that’s not my job,” this probably isn’t your job.

What You’ll Actually Do

Read and interpret blueprints, foundation plans, floor plans, elevations, site plans, specifications, and manufacturer drawings.
Direct and participate in daily work at active modular home construction sites.
Supervise, guide, and work alongside laborers and other field employees.
Coordinate excavation, foundations, utilities, drainage, driveways, home delivery and setting, interior and exterior completion, and final site work.
Make sure employees, subcontractors, materials, equipment, deliveries, and inspections show up in the correct order.
Prepare sites for modular home delivery and help coordinate set-day operations.
Monitor quality and catch problems early—before they are covered, buried, poured, installed, or discovered by an inspector.
Keep job sites safe, clean, organized, and professional.
Complete walkthroughs, create punch lists, and make sure the “last few things” do not remain the last few things for three months.
Help prepare homes for final inspections and certificates of occupancy.
Perform construction, repairs, finish work, cleanup, material handling, and other hands-on tasks as needed.
Assist laborers, project managers, office personnel, and other staff based on the day’s priorities.
Help with service calls, material pickups, deliveries, property maintenance, snow removal, and other company operations when requested.
Protect company vehicles, tools, equipment, materials, and customer property.
Handle other reasonable tasks as needed. Small-company life comes with variety.

Keep the Main Office in the Loop

You don’t need to write a novel every afternoon, but the office should not have to launch an investigation to find out what happened at the job site.

You’ll be expected to:

Provide regular, accurate updates on progress, schedules, subcontractors, deliveries, inspections, and material needs.
Respond promptly to calls, messages, emails, and requests from office staff.
Submit useful photographs, measurements, receipts, time records, and job-site documentation.
Report delays, shortages, safety concerns, additional work, and possible cost or schedule impacts promptly.
Communicate potential problems while there is still time to solve them.
Work professionally with homeowners, laborers, subcontractors, vendors, inspectors, building officials, and office staff.

Projects do not always go according to plan. That’s construction. Surprises should still be communicated before they become emergencies.

Occasionally, You’ll Assess Potential Sites

You may be asked to conduct preliminary site assessments before construction begins.

This may include:

Reviewing access for delivery trucks, construction equipment, cranes, and set crews.
Observing terrain, grades, drainage, clearing needs, utilities, driveway access, and proposed home and foundation locations.
Taking accurate measurements, photographs, and notes.
Identifying visible conditions that could complicate site development, delivery, or construction.
Completing site-assessment forms and explaining your findings to the main office.

We want someone who notices the steep driveway, low wires, wet ground, questionable drainage, or impossible delivery turn before the home is halfway down the road.

You can read a blueprint without rotating it six times and hoping for the best.
You naturally think several steps ahead.
A preventable mistake bothers you more than an uncomfortable conversation.
You can lead a crew without supervising exclusively from the driver’s seat.
You bring possible solutions when you report a problem.
You know the difference between “almost finished” and actually finished.
You understand that a useful job-site photo should show more than six inches of unidentified lumber.
You can communicate respectfully with everyone—from a new laborer to a homeowner or building inspector.
You remain steady when schedules change, deliveries move, or New Hampshire weather decides it has other plans.
You’re willing to jump in and help when the team needs another set of hands.
You take pride in leaving a project safer, cleaner, and further along than you found it.

What You Need

Demonstrated ability to accurately read and interpret residential construction blueprints. This is required.
Solid experience in residential construction, modular construction, site development, or a related trade.
Supervisory, foreman, or crew-lead experience.
Working knowledge of foundations, framing, utilities, site preparation, and interior and exterior finish work.
Ability to conduct preliminary site assessments and accurately document measurements, observations, and potential concerns.
Strong leadership, communication, organization, scheduling, and problem-solving skills.
Ability to work independently while remaining part of a small, hands-on team.
Valid driver’s license and satisfactory driving record.
Ability to safely operate common construction tools and equipment.
Ability to perform physical work, including lifting, carrying, climbing, bending, kneeling, and standing for extended periods.
Ability to work outdoors in changing weather conditions.
Willingness to travel to potential and active job sites throughout New Hampshire.

Previous modular home delivery, setting, or completion experience is preferred, but strong residential construction experience is also valuable.

The Pay

$34.00–$40.00 per hour, based on experience and qualifications.

Where you fall within the range will depend on your construction knowledge, blueprint-reading ability, leadership experience, communication skills, and ability to independently assess and oversee job sites.

If you can confidently read the plans, organize the work, lead the crew, communicate with the office, and still jump in when the team needs help, you should expect to be considered toward the higher end.
