Lease Up SpecialistPosition SummaryReap Management is seeking a driven, high-energy Lease Up Specialist to help lead the lease-up of one of our communities. This is not a traditional leasing role — we are looking for a true sales professional who is motivated by performance, thrives in a fast-paced environment, and wants to maximize earning potential through aggressive commissions and bonuses.This is a salaried role with a highly aggressive commission structure designed to reward leasing performance and occupancy growth. Top performers have the opportunity to earn substantial monthly commissions and milestone bonuses tied directly to property performance. This position offers uncapped commission and bonus potential for high-performing individuals who consistently exceed leasing and occupancy goals.The ideal candidate is competitive, organized, confident closing prospects, and capable of creating urgency while delivering a high-level customer experience. We are looking for someone who can generate traffic, convert leads, overcome objections, and drive occupancy while maintaining qualification and compliance standards.

Responsibilities
- Greet, tour, and close qualified prospective residents
- Provide exceptional customer service to both current residents and prospective residents alike.
- Serve as part of the solution for resident concerns and day-to-day operational matters as they arise, assisting with issue resolution in a professional and timely manner.
- Maintain consistent and aggressive prospect follow-up
- Convert phone calls, walk-ins, and internet leads into leases
- Process income, rental, and employment verification to ensure qualification standards are met
- Conduct outreach marketing and participate in resident and marketing events
- Maintain accurate CRM and leasing traffic documentation
- Assist with social media marketing and online engagement
- Ensure the leasing office, clubhouse, and model units remain tour-ready at all times
- Conduct property walks and report curb appeal concerns
- Participate in resident retention and renewal efforts
- Collaborate with management on leasing strategy and traffic generation initiatives
- Participate in weekly leasing funnel accountability meetings and be prepared to present individual leasing performance, conversion ratios, traffic results, follow-up strategy, and action plans to management leadership
- Maintain and track individual leasing performance metrics and prepare supporting reports with backup documentation to validate results, conversion performance, leasing activity, and production metrics for management review.
CompensationBase Salary
Monthly Leasing CommissionsCommission tiers reset monthly and are paid based on resident move-ins:
- Leases 1–5: $100 each
- Leases 6–10: $375 each
- Leases 11–15: $525 each
- Leases 16+: $700 each
Velocity Bonus
- $1,500 monthly bonus for achieving 15+ leases signed within a calendar month
Renewal Commissions
- Renewal commissions are split equally among the on-site team
- This role is expected to actively participate in resident retention efforts
Performance Standards
- Minimum production requirement of 6 leases within the first 30-days. After this period the lease goal will be set based on property needs.
- 60-day performance review and 90-day final review. Failure to meet the performance standards and production expectations outlined for this role may result in separation of employment.
- Commissions are paid on move-in, not lease signing
- A 90-day clawback period applies to all commissions paid on leases where the resident skips, defaults, or breaks their lease within 90 days of move-in
- Full commission payout requires remaining within the approved concession structure of one month free. Leases approved using maximum concessions receive 60% commission payout.
- All approved applicants must meet company qualification standards including credit, income, and background requirements
- Commission is void on leases approved outside company criteria
- Completion bonuses require achieving both the occupancy threshold and required deadline
- Team members must be actively employed with Reap Management at the time of payout to be eligible to receive any form of bonus, commission, incentive compensation, or lease-up completion payout.
- The term Lease is defined as a fully executed lease contract following the company's standards.
This compensation plan is subject to change based on business demands and individual performance. Upon stabilization of the property at 90%-95%, compensation for this role will revert to the company’s standard Leasing Agent compensation structure unless another lease-up assignment is available.
Qualifications
- Experience within multifamily is preferred but not required
- Prior experience in a sales-focused role is required
- Strong closing ability and comfort working in a performance-driven environment
- Excellent communication and customer service skills
- Organized with strong attention to detail
- Ability to work independently while maintaining urgency and accountability
- Knowledge of AppFolio is a plus
- Valid driver’s license and auto liability insurance required
- Reliable transportation required
- Spanish proficiency preferred but not required
Working Hours
- Monday to Friday: 8:30 a.m. to 5:30 p.m.
- Saturday: 10:00 a.m. to 4:00 p.m.
- Closed Sundays. Weekend availability is required. Hours may vary based on property needs, leasing traffic, and resident events.
Physical Demands
- Ability to climb up to four flights of stairs

- Ability to lift up to 25 lbs.
