Full Job Description

The Facilities Director oversees all aspects of the company’s grounds and buildings under Costex Corporation and Almedia Investments. This includes buildings and equipment. Their role is to ensure and guarantee that the workspace is safe and functional. Their duties include negotiating contracts with service providers, inspecting facilities daily to meet safety regulations, planning maintenance work, running routine safety inspections, supervising facilities staff, and coordinating renovations and updates.

Duties and Responsibilities

· Delegating janitorial and maintenance tasks to team members to ensure efficient daily operations.

· Supervising all facilities staff members (janitors, mechanics, maintenance associates, etc.) and external contractors.

· Providing department-level administrative oversight for facilities personnel, staffing plans, scheduling structure, and labor allocation.

· Collaborating in hiring, training, and retaining staff by incorporating the CTP culture with our values, while maintaining final approval authority for hiring decisions in coordination with Human Resources.

· Maintaining final decision-making authority for disciplinary actions and terminations within the facilities department, in coordination with HR.

· Reviewing and approving overtime requests based on operational necessity and budget considerations.

· Serving as the escalation point for paid time off (PTO) requests when coverage conflicts arise or higher-level approval is required.

· Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots, and outdoor recreation spaces.

· Performing routine preventative maintenance on facilities and making repairs as needed.

· Scheduling routine inspections and emergency repairs with outside vendors.

· Ensuring proper security measures for the workplace, including collaborating with security system vendors or a team of security professionals.

· Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders.

· Creating reports on maintenance, repairs, safety, and other occurrences for supervisors and other relevant staff.

· Preparing facilities for changing weather conditions.

· Walking around facility premises to check any issue that has not been reported by supervisors (damaged racks, leaking forklifts, exterior and interior walls that have been damaged, etc.).

· Collaborating with building owners and upper management on budgeting for facilities needs.

· Supervising the maintenance and efficiencies of manufacturing and distribution equipment such as conveyors, forklifts, packing machines, elevators, and more.

· Collaborating with HR to create safety policies and procedures.

· Checking and verifying monthly maintenance expenses by the team, always looking for the best value in services and products rendered.

· Inspecting fire extinguishers, eye wash stations, and pump stations monthly.

· Updating the OSHA log 300 weekly.

· Checking parameters such as pressure, temperature, battery, RPM, voltage, etc. of power generators every week.

· Quarterly inspecting fire sprinkler systems, training matrix, first aid cabinets, solar panel systems, and emergency exits.

· Complying with government-mandated fire sprinkler and alarm inspections as well as elevator inspections and maintenance.

· Annually maintaining and inspecting power generators.

· Leading safety initiatives throughout the company in collaboration with our consulting team.

· Using the UpKeep maintenance program to check requests, past dues, and current work orders.

· Preparing for quarterly Director’s meetings and annual departmental goals according to company vision and mission.

· Adhering to high ethical standards and complying with all applicable regulations and laws.

· Traveling to branches for support as needed.

· Ensuring compliance with company ISO 9001 procedures as stated in the company internal website.

· Ensuring compliance with all OSHA standards.

· Ensuring the timely updating and maintenance of all permits for HQ, Dallas Branch, and other facilities, including Almeida Investments properties, to remain compliant with regulatory requirements.

· Performing other duties as assigned.

Knowledge and Skills

· A bachelor's degree is preferred, ideally in facilities management, operations management, or a related field.

· At least 5 years of experience.

· Must Speak English and Spanish fluently.

· Must be very organized and detail-oriented.

· Strong communication skills are needed in both verbal and written (English and Spanish).

· Leadership skills are essential.

· Training techniques.

· Advanced mechanical skills and knowledge of plumbing, HVAC, and other building systems

· Proficiency with repair tools and techniques

· Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors, and team members

· Great time management, organization, and prioritization abilities

· Keen attention to detail and efficient problem-solving skills

· Ability to lift heavy equipment up to 50 lbs.

· Comfortable standing or walking for long periods of time

This position requires sitting talking, and using his/her hands, eyes, and/or ears (80%), walking (20%). This position also requires travel up to 25%. Must be able to lift up to 50lbs.

Pay: $75,000.00 - $90,000.00 per year
