Airbnb & Vacation Rental Turnover Cleaner — Independent Contractor
Sweeping Southern LLC is looking for reliable, highly detail-oriented independent cleaners to help service vacation rentals and residential properties throughout Florida’s Gulf Coast communities.
Our primary focus is Airbnb and vacation-rental turnovers in Pensacola Beach, Navarre Beach, Destin, Sandestin, Fort Walton Beach, Gulf Breeze, and surrounding areas. Cleaners may select the service areas and available jobs that work for them—you will not necessarily be expected to cover our entire service region.
This is best suited for an experienced cleaner who takes pride in their work, communicates well, and understands the importance of having a property completely guest-ready before the next check-in.
What We’re Looking For
Vacation-rental cleaning is different from ordinary residential cleaning. Properties often have a limited window between guest checkout and the next arrival. We need cleaners who can work efficiently under these turnaround times without rushing, overlooking details, or cutting corners.
A property that simply “looks clean” at first glance is not enough. Our cleaners must notice and address sand, hair, fingerprints, crumbs, streaks, buildup, missed surfaces, and anything else that could affect a guest’s experience or lead to a poor review.
Responsibilities
- Complete detailed Airbnb and vacation-rental turnover cleanings
- Clean and sanitize kitchens, bathrooms, bedrooms, and living areas
- Remove beach sand from floors, rugs, carpets, furniture, and other surfaces
- Vacuum, sweep, and mop all required flooring
- Dust furniture, décor, baseboards, blinds, fans, and accessible surfaces
- Clean mirrors, glass, appliances, fixtures, sinks, tubs, showers, and toilets
- Check commonly missed areas such as behind doors, beneath furniture, corners, and edges
- Change and reset beds according to the property’s requirements
- Handle linens or laundry when included in the accepted job
- Restock guest supplies and leave-behind items when required
- Follow property-specific checklists and instructions
- Complete final quality-control checks before leaving
- Send completion photos or updates when required
- Promptly report damage, missing items, maintenance concerns, or unusual property conditions
- Secure doors, windows, keys, and access codes after completing the property
- Respect client privacy and protect confidential property-access information
Required Equipment
Independent cleaners must provide and maintain their own professional cleaning equipment and supplies, including:
- A dependable, vacuum with strong suction that can repeatedly handle fine beach sand on hard floors, rugs, and carpet
- Mop and appropriate floor-cleaning equipment
- Cleaning products, disinfectants, glass cleaner, and bathroom products
- Cleaning cloths, sponges, scrub brushes, dusters, and other necessary tools
- Trash bags, gloves, and basic protective supplies
- Reliable smartphone for job information, communication, checklists, and completion photos
Minimum Requirements
- Prior professional cleaning experience is strongly preferred
- Vacation-rental, Airbnb, hotel, resort, or short-term-rental experience is a major plus
- Exceptional attention to detail
- Dependable and able to complete every accepted cleaning within the required guest-turnover window
- Reliable transportation and a valid driver’s license
- Current personal auto insurance
- Ability to travel to the properties you agree to service
- Ability to work independently without direct supervision
- Ability to follow property-specific instructions and checklists
- Strong communication and time-management skills
- Ability to lift and carry cleaning equipment, bend, kneel, reach, and remain active throughout a cleaning
- Willingness to provide a completed W-9 and sign an independent-contractor agreement
- Professional appearance and respectful behavior while representing Sweeping Southern
- General liability insurance is a plus but is not currently required
Reliability Is Essential
Please do not apply if you regularly cancel at the last minute, arrive late, rush through properties, or have unreliable transportation.
Once you accept a turnover, Sweeping Southern and the property owner are counting on you to complete it correctly and on time. A missed or incomplete cleaning can affect an arriving guest, the property owner, and the reputation of the entire business.
At the same time, cleaners who consistently produce excellent work, communicate well, and can be trusted with high-turn properties will be considered first as additional jobs become available.
Compensation and Contractor Structure
- Independent-contractor opportunity
- Compensation is paid per completed property rather than as an hourly wage
- Rates vary based on property size, location, condition, and the services required
- The rate and scope will be communicated before a cleaner accepts a job
- Contractors may accept or decline offered jobs
- Contractors provide their own transportation, equipment, and cleaning supplies
- Contractors may provide cleaning services to other businesses or clients
- Work volume may vary based on property bookings, location, and seasonal demand
