Full Job Description

ABOUT THE ROLE

We deliver complex commercial and industrial construction projects nationwide, working as both general contractor and owner’s representative. You will see a project from permit intake through closeout, and we expect you to grow into a project manager who can own one end to end.

RESPONSIBILITIES

Own the RFI, submittal, and shop drawing logs end to end; keep them current and drive open items to written closure.
Track long-lead equipment procurement and delivery against the schedule, and flag slippage before it becomes a problem
Maintain the project schedule: update progress against milestones and identify impacts to the critical path
Track committed and forecast cost against budget, and support subcontractor pay application review
Coordinate subcontractors and vendors day to day; support scope definition, bid leveling, and buyout
Prepare and track change order documentation; support pricing and negotiation
Coordinate architectural, structural, and MEP scopes across trades; identify conflicts and resolve them in writing before they reach the field
Support permitting and inspection: plan check submissions and comment responses, code compliance review, special inspection coordination, and inspection scheduling with the authority having jurisdiction
Prepare OAC and coordination meeting agendas and minutes, and follow open items to resolution
Maintain project documentation and reporting: daily reports, photo records, logs, punch lists, and owner-facing status updates

REQUIRED QUALIFICATIONS

Bachelor’s or master’s degree in construction management, Architecture, Architectural Engineering, Mechanical Engineering, Electrical Engineering, or Civil Engineering, or a demonstrably equivalent background
0–3 years of relevant experience. Prior internship or full-time work at a general contractor, MEP subcontractor, architecture/AE firm, or owner’s representative is preferred
General working familiarity with how a construction project runs: the roles of owner, GC, subcontractor, and design team, and what an RFI, a submittal, and a change order are for
Able to read construction documents and specifications independently — not just plans
Ownership mentality. You chase open items to closure without being asked, you follow up until you get an answer, and you say “I don’t know, here’s how I’ll find out” rather than guessing. This matters more to us than years of experience
Professional written and spoken English, and business-level Mandarin; our ownership, vendor, and partner base is bilingual, and you will work in both languages daily
Legally authorized to work in the United States
Comfortable working on active construction sites (hard hat, boots, PPE); valid driver’s license and reliable transportation
Proficient with Excel and Bluebeam Revu; familiarity with MS Project or Primavera P6, and Revit or AutoCAD

PREFERRED QUALIFICATIONS

Experience navigating permitting and plan check across multiple jurisdictions; California experience, particularly in Alameda or Santa Clara County, is a plus
Project closeout experience: TAB, commissioning, Title 24 acceptance testing (NRCA-MCH), as-builts, O&M turnover, and Certificate of Occupancy
Exposure to data centers, cleanrooms, laboratories, or other MEP-intensive facilities
Familiarity with AIA contract documents (A104 / A201) and mechanics lien law
Experience with construction management software such as Procore or Autodesk Construction Cloud
Familiarity with applicable building, electrical, mechanical, and fire codes
Active NCARB Record with AXP hours logged, or FE exam passed / EIT certificate held

Pay: $60,000.00 - $900,000.00 per year
