Full Job Description

The Regional Property Manager is responsible for the strategic oversight and operational performance of multiple LIHTC and Project Based Section 8 housing communities across the state of Texas and one in Kansas City Missouri. This role provides leadership, guidance, and accountability to on-site property managers while ensuring regulatory compliance, financial strength, and operational excellence throughout the assigned portfolio.

This position is driven by two core objectives:

Maximizing the financial and operational performance of assigned communities, and
Developing strong, compliant, and high-performing on-site teams that deliver exceptional housing services.

The position will initially oversee a portfolio of five (5) communities in Texas and one community in Kansas City Missouri and their respective Property Managers with the portfolio expected to expand in the near future as the company continues to grow.

Key Responsibilities

Provide direct oversight and leadership for Property Managers and site teams for LIHTC & Project Based Section 8 communities located throughout Texas and Missouri, with responsibility expanding as additional properties are added.
Drive overall profitability, financial planning, budgeting, forecasting, and variance analysis for the assigned portfolio.
Ensure full compliance with LIHTC and Project Based Section 8
Set clear performance expectations and hold teams accountable for operational, financial, and compliance goals.
Train, coach, and mentor site staff on company policies, procedures, leasing practices, Fair Housing, and compliance standards.
Oversee marketing and leasing strategies to support occupancy and revenue targets.
Manage due diligence for acquisitions and dispositions, and oversee capital improvement and renovation projects.
Conduct regular property visits, audits, and performance reviews.
Maintain strong professional relationships with ownership, investors, state agencies, auditors, vendors, and inspectors.
Ensure accurate and consistent use of property management systems and reporting platforms.
Travel throughout Texas as required to support property operations and team development.

Qualifications & Requirements

Multi-family property management experience required, with direct experience in LIHTC and Project Based Section 8 **.
Minimum 5 years of Regional or multi-site property management experience.
Proven leadership and team development experience.
Hands-on experience with RealPage / OneSite required.
Hands-on experience with Yardi required.
Strong understanding of budgets, financial statements, and operational metrics.
Highly organized, detail-oriented, and capable of working independently.
Strong judgment, initiative, and problem-solving skills.
Excellent communication skills—both written and verbal.
Ability to manage multiple properties and priorities in a compliance-driven environment.

** Please note: Project Based Section 8 is not the same thing as Section 8 vouchers. If your experience is with vouchers, that is not sufficient for this position.
