Outside Construction Sales Representative

W-2 | $45,000 Base Salary + 4% Commission + $500/Month Vehicle & Expense Allowance
DalCOR Construction is seeking an experienced, highly motivated Outside Construction Sales Representative to develop new business throughout the Greater Dallas–Fort Worth market.
This is not an inside sales or order-taking position. The primary focus of this role is prospecting, developing relationships, creating new opportunities, and closing construction projects.
Our primary focus is industrial and commercial construction, with additional opportunities in residential construction and specialty services. While DalCOR generates inbound opportunities, this position is primarily focused on creating new business through active prospecting and relationship development.
DalCOR's primary service area extends from Frisco and the northern DFW market south through Dallas and the surrounding communities to Ennis and Corsicana.
The Outside Construction Sales Representative will be responsible for developing new business throughout this territory. The position provides significant independence in developing relationships and pursuing opportunities while working closely with DalCOR's estimating, project management, and operations teams.
The right candidate understands construction, is comfortable walking jobs and discussing scopes with customers, and knows how to build long-term relationships that generate repeat business.
What You'll DoBusiness Development & Prospecting
- Take ownership of developing new business throughout DalCOR's Greater DFW service area.
- Proactively identify and pursue new construction opportunities from the northern DFW market through Dallas and south to Ennis and Corsicana.
- Develop relationships with facility managers, property managers, building owners, general contractors, developers, manufacturers, commercial businesses, and other potential clients.
- Actively prospect through in-person visits, cold outreach, networking, referrals, phone calls, email, industry relationships, and other business-development activities.
- Generate new opportunities rather than relying primarily on company-provided or inbound leads.
- Build and maintain a healthy pipeline of qualified opportunities.
- Develop repeat and referral business from new and existing customer relationships.
- Attend networking events, association meetings, and other industry/business-development opportunities when appropriate.
- Consistently follow up with prospects and customers throughout the sales and project process.
- Develop a strong network of contacts and referral sources throughout the Greater DFW market.
Construction Sales
- Meet customers at their facilities, businesses, homes, and project sites.
- Conduct site visits and project walkthroughs to understand customer needs and potential scopes of work.
- Ask the right questions to identify project requirements, expectations, schedules, budgets, and decision-making criteria.
- Recognize potential scopes of work and gather the information necessary for accurate estimating.
- Coordinate with DalCOR's estimating and operations teams to develop accurate scopes and proposals.
- Review estimates and proposals to fully understand the proposed scope before presenting them to customers.
- Present proposals, answer customer questions, follow up, negotiate within established company guidelines, and close projects.
- Identify additional opportunities within existing customer relationships.
- Maintain ownership of sales follow-up until an opportunity is won, lost, or otherwise closed.
Customer Relationships
- Develop long-term relationships with customers rather than focusing solely on individual transactions.
- Maintain consistent and professional communication throughout the sales process.
- Respond promptly to customer calls, emails, questions, and requests.
- Set realistic expectations and avoid making commitments regarding pricing, scope, schedule, or operations without appropriate internal coordination.
- Remain engaged with customers after the sale while coordinating a clear handoff to the project management/operations team.
- Continue developing customer relationships after project completion to generate repeat and referral business.
Internal Communication & Accountability
Communication is a major part of this position.
The successful candidate must communicate effectively with both customers and the DalCOR team. Strong sales ability without strong communication, follow-through, and organization will not be a fit for this role.
Responsibilities include:
- Maintaining accurate and current CRM records.
- Documenting customer conversations, opportunities, follow-ups, and commitments.
- Entering newly developed accounts and opportunities promptly so account ownership and sales activity are clearly documented.
- Communicating customer expectations and project information clearly to estimating and operations.
- Participating in sales-to-operations project handoffs.
- Communicating changes, concerns, or potential issues immediately.
- Keeping management informed regarding pipeline activity, upcoming opportunities, and expected closings.
- Following established estimating, pricing, contracting, and approval procedures.
- Maintaining an organized follow-up schedule and ensuring opportunities do not fall through the cracks.
- Providing visibility into prospecting activity, customer meetings, proposals, and overall pipeline development.
Types of Work You'll Sell
DalCOR performs a broad range of construction services, including:
- Industrial construction and facility projects
- Commercial construction and renovations
- Facility maintenance and repair
- General contracting
- Interior and exterior improvements
- Painting and coatings
- Specialty trade scopes
- Residential construction and remodeling
Industrial and commercial business development will be the primary focus of this position, followed by residential opportunities.
Required Qualifications
- 3–5+ years of construction industry experience required.
- Proven outside sales and business-development experience.
- Strong working knowledge of construction processes, terminology, scopes, and trades.
- Demonstrated ability to prospect, develop relationships, and generate new business rather than relying exclusively on inbound leads.
- Comfortable with cold calling, in-person prospecting, networking, and other proactive business-development activities.
- Excellent verbal and written communication skills.
- Strong relationship-building and interpersonal skills.
- Strong follow-up and organizational skills.
- Ability to manage multiple prospects, estimates, follow-ups, and opportunities simultaneously.
- Comfortable visiting active construction sites, commercial facilities, industrial facilities, and residential properties.
- Valid driver's license and reliable transportation.
- Ability and willingness to travel regularly throughout the Greater DFW service area.
- Comfortable using CRM and other business software.
Preferred Qualifications
- 5+ years of outside sales experience in the DFW market preferred.
- Existing relationships within the DFW construction, commercial, industrial, property-management, manufacturing, or facility-management markets.
- Experience selling industrial and/or commercial construction services.
- Experience selling to facility managers, property managers, building owners, general contractors, developers, manufacturers, or similar decision-makers.
- Residential construction sales experience.
- Construction estimating experience is a plus.
- Experience developing preliminary scopes and gathering information for construction estimates.
- Experience reading construction drawings, specifications, and scopes of work is a plus.
- Experience with CRM and construction management software.
Compensation
This is a W-2 outside sales position combining a guaranteed base salary with uncapped commission earning potential.
Base Salary
- $45,000 annual base salary.
Commission
- 4% of collected project revenue attributable to the salesperson's sales.
- Commission is paid proportionately as DalCOR receives payment from the customer.
- There is no cap on commission earnings.
Vehicle & Expense Allowance
- $500 per month to assist with personal vehicle use, fuel, phone, and other ordinary field-related expenses.
Total Compensation Examples
The examples below include the $45,000 base salary, 4% commission, and $6,000 annual vehicle/expense allowance:
- $500,000 collected sales = $71,000 total annual compensation
- $1,000,000 collected sales = $91,000 total annual compensation
- $1,500,000 collected sales = $111,000 total annual compensation
- $2,000,000 collected sales = $131,000 total annual compensation
- $2,500,000 collected sales = $151,000 total annual compensation
- $3,000,000 collected sales = $171,000 total annual compensation
This compensation structure provides a guaranteed base while maintaining significant upside for representatives who consistently develop relationships, generate opportunities, and close business.
First 90 Days
The first 90 days will focus heavily on developing a strong prospecting routine, learning DalCOR's capabilities and processes, developing the Greater DFW market, building relationships, and establishing a qualified sales pipeline.
Success during this period will be evaluated based on factors including:
- Consistent prospecting and business-development activity.
- New customer contacts and relationships developed.
- Customer meetings and site visits.
- Qualified opportunities generated.
- Estimates and proposals developed from personally generated opportunities.
- Development and growth of a meaningful sales pipeline.
- Consistent follow-up on open opportunities.
- Accurate CRM documentation.
- Communication and coordination with estimating, project management, and operations.
- Demonstrated ability to independently create new opportunities.
We understand that construction sales cycles vary. The first 90 days will not be evaluated solely on closed revenue; pipeline development, activity, quality of opportunities, communication, and follow-through will also be important measures of success.
