Rock Point Real Estate is hiring an Assistant Property Manager & Portfolio Leasing Specialist to support two established LIHTC apartment communities located approximately one mile apart in Chattanooga.
Both communities were built around 2004. You will be based primarily at the larger 74-unit property while providing scheduled support to a nearby 32-unit property.
One community is 98% occupied. The other is currently at 81%, with a target of 92%.
Your job is to help keep one property stable, help the other reach its potential, and step in wherever your skills are needed across our single-family portfolio.
This is not a sit-behind-the-same-desk-every-day position. You will handle leasing, inspections, resident service, vendor access, court appearances, property walks, and field assignments across our multifamily and single-family portfolio.
The Community Manager you report to works remotely and will provide management oversight, priorities, and coaching. You will be the dependable person physically present at the properties. The eyes, ears, and hands of the management team.
What You’ll Actually Do:
Leasing and Occupancy
- Manage rent collections, deposits, and related payment follow-up
- Respond to leasing inquiries and consistently follow up with prospects
- Conduct property and apartment showings
- Assist applicants through the application and leasing process
- Coordinate move-ins, renewals, and renewal inspections
- Help increase occupancy at the primary community from 81% to at least 92%
- Build relationships with prospects and residents without becoming pushy or scripted
- Help plan and coordinate occasional resident and community events
LIHTC Compliance and Administration
- Assist with applications, lease packets, certifications, renewals, and file audits
- Maintain accurate documentation in AppFolio
- Pay attention to signatures, dates, deadlines, income documentation, and other LIHTC requirements
- Prepare eviction filings and attend court appearances when required
- Write clear resident correspondence and document lease violations
- Protect resident information and maintain professional, organized records
Property and Vendor Support
- Complete weekly property walks and scheduled inspections
- Identify and document curb appeal, safety, housekeeping, and maintenance concerns
- Take photographs and submit clear property-condition reports
- Meet vendors, provide access, and assist with onsite coordination
- Follow up on work orders requiring unit access or resident communication
- Escalate urgent, unresolved, or unusual concerns to the Community Manager
- Notice what needs attention without waiting for someone else to point it out
Portfolio and Single-Family Support
- Provide temporary onsite coverage at other multifamily properties when needed
- Conduct single-family showings, move-ins, move-out inspections, and vacant-home checks
- Take listing photographs
- Retrieve and deliver keys, signs, and lockboxes
- Provide vendors access to homes and properties
- Track time by property or assignment so expenses are allocated correctly

LIHTC property management requires consistency. You dot the I’s, cross the T’s, meet deadlines, and understand that a missing document or incomplete file can become an expensive compliance problem.

You enjoy variety and do not need every day to look the same. You may begin the day with leasing calls, conduct an inspection before lunch, meet a vendor in the afternoon, and finish by preparing paperwork for court.
Required on Day One
- Strong customer-service, leasing, administrative, or real-estate-related experience
- Professional written and verbal communication
- Strong organization and consistent follow-through
- Good judgment and the ability to solve routine problems independently
- Comfort working alone for significant portions of the week
- Ability to work with residents from different backgrounds and handle difficult conversations professionally
- Reliable transportation and a valid driver’s license
- Willingness to travel between Chattanooga-area properties
Previous property-management experience is helpful but not required. Experience in leasing, real estate, mortgage processing, title work, closings, professional administration, hospitality, or another detail-heavy customer-service role may translate well.
LIHTC and AppFolio experience are strong advantages. If you do not have them, you must be willing and able to learn tax-credit compliance, property-management software, and our operating procedures.
What May Make You Want to Quit: Read this before applying.
- You will work alone much of the time. If you need someone beside you throughout the day assigning each task, this will be frustrating.
- LIHTC compliance is detailed. Signatures, dates, documents, deadlines, and accurate files are not optional.
- Priorities change. A planned inspection may be interrupted by a prospect, resident issue, vendor, or urgent property concern.
- Helping move a property from 81% to 92% occupancy requires persistence. Prospects will not always answer, show up, or make quick decisions.
- Evictions and court appearances are part of the job. You must remain professional, respectful, and composed during difficult situations.
- This is both an office and field position. You will walk properties, inspect units, take photographs, deliver keys, meet vendors, and drive between assignments.
Schedule: Monday through Friday, approximately 8:30 a.m. to 5:00 p.m.
Weekend work is not a normal expectation. A rare Saturday showing may occasionally be necessary.
