Position Summary
We are seeking an experienced and dependable Director of Maintenance & Environmental Services to oversee the day-to-day operations of the Maintenance, Housekeeping, Laundry, and Environmental Services functions within our skilled nursing facility.
The Director will be responsible for ensuring that the facility is safe, well-maintained, clean, sanitary, and compliant with all applicable federal, state, local, and regulatory requirements. This position plays a critical role in maintaining the physical plant, preparing for regulatory inspections and audits, managing preventive maintenance programs, coordinating vendors and contractors, and ensuring timely completion and documentation of required inspections, testing, and repairs.
The ideal candidate is a hands-on leader who understands the unique operational and regulatory requirements of a nursing home and can effectively manage both routine operations and regulatory compliance.
Essential ResponsibilitiesMaintenance & Physical Plant
- Oversee all daily maintenance operations and ensure the facility, grounds, equipment, and physical plant are maintained in a safe and functional condition.
- Develop and maintain an effective preventive maintenance program for building systems, equipment, and infrastructure.
- Ensure timely response to maintenance requests, work orders, emergencies, and resident/staff concerns.
- Conduct regular inspections of the facility to identify safety hazards, maintenance issues, and areas requiring corrective action.
- Coordinate repairs, renovations, construction projects, and other physical plant improvements.
- Maintain appropriate documentation of repairs, inspections, testing, preventive maintenance, and corrective actions.
- Monitor building systems including HVAC, plumbing, electrical, emergency power, fire/life-safety systems, and other facility infrastructure.
- Coordinate and supervise outside contractors and service providers.
Regulatory Compliance & Audits
- Maintain compliance with applicable NY State Department of Health, CMS, OSHA, fire/life-safety, environmental, and other regulatory requirements applicable to the facility.
- Maintain required records, logs, certifications, inspection reports, testing documentation, and permits.
- Coordinate and prepare the facility for DOH surveys, CMS surveys, Life Safety Code inspections, OSHA inspections, and other regulatory audits.
- Respond promptly to identified deficiencies and develop and implement corrective action plans as necessary.
- Track regulatory requirements and ensure required inspections, testing, certifications, and follow-up activities are completed within required timeframes.
- Participate in Quality Assurance/Performance Improvement (QAPI) activities related to maintenance, environmental services, safety, infection prevention, and the physical plant.
- Work collaboratively with the Administrator, Director of Nursing, Infection Preventionist, and other department leaders to address facility safety and environmental concerns.
Environmental Services
- Oversee housekeeping, laundry, sanitation, and general environmental services operations.
- Ensure resident rooms, common areas, offices, and other facility areas are maintained in a clean, sanitary, and presentable condition.
- Monitor infection prevention and environmental cleaning practices in collaboration with nursing and infection prevention leadership.
- Ensure appropriate handling, storage, and use of cleaning chemicals and other environmental products.
- Monitor housekeeping and laundry supplies and maintain appropriate inventory levels.
- Establish and monitor departmental schedules, assignments, productivity, and performance expectations.
Staff & Department Management
- Hire, train, supervise, evaluate, and hold Maintenance and Environmental Services staff accountable for job performance.
- Develop staff schedules and ensure appropriate coverage.
- Conduct regular rounds and follow up on outstanding maintenance and environmental issues.
- Provide staff education regarding safety, emergency procedures, equipment operation, infection prevention, and regulatory requirements.
- Maintain appropriate departmental policies, procedures, and training documentation.
- Address performance issues promptly and in accordance with facility policies.
Safety & Emergency Preparedness
- Participate in the facility's emergency preparedness program and ensure maintenance-related emergency plans are implemented and maintained.
- Assist with fire drills, emergency power testing, disaster preparedness, and other required emergency procedures.
- Ensure fire and life-safety equipment and systems are inspected, tested, and maintained as required.
- Investigate environmental and physical plant safety concerns and implement corrective measures.
- Maintain a safe environment for residents, visitors, and employees.
Vendor & Budget Management
- Obtain and review vendor proposals and service agreements as directed by Administration.
- Coordinate outside contractors and ensure work is completed appropriately and within established timelines.
- Monitor departmental expenses and assist with preparation and management of the Maintenance and Environmental Services budget.
- Maintain appropriate vendor documentation, licenses, certificates of insurance, service records, and inspection reports.
Qualifications
- Previous experience in maintenance/physical plant management, preferably in a skilled nursing facility, nursing home, hospital, assisted living facility, or other healthcare setting.
- Strong knowledge of building maintenance, preventive maintenance, environmental services, and facility safety.
- Familiarity with NY State Department of Health, CMS, OSHA, Life Safety Code, and healthcare facility regulatory requirements preferred.
- Previous supervisory or management experience required.
- Strong organizational and recordkeeping skills.
- Ability to manage multiple priorities and meet regulatory and operational deadlines.
- Strong communication and problem-solving skills.
- Ability to work effectively with residents, families, employees, vendors, contractors, and regulatory agencies.
- Must be dependable, responsive, and able to handle emergency situations when necessary.
- Ability to work independently while also collaborating effectively with the facility's interdisciplinary leadership team.
Preferred Qualifications
- Experience as a Director of Maintenance, Director of Environmental Services, Plant Operations Director, Facilities Director, or similar leadership role in a healthcare setting.
- Experience preparing for and responding to DOH/CMS surveys and Life Safety Code inspections.
- Knowledge of preventive maintenance and computerized maintenance/work-order systems.
- Experience managing outside contractors and service vendors.
- Knowledge of healthcare environmental services and infection prevention practices.
- Relevant trade, engineering, facilities management, or environmental services certifications are a plus.
Physical Requirements
- Ability to walk throughout the facility and grounds for extended periods.
- Ability to inspect mechanical rooms, utility areas, resident areas, and other facility spaces.
- Ability to climb stairs and ladders and access areas requiring inspection or maintenance.
- Ability to lift, carry, push, or pull equipment and supplies as required.
- Ability to respond to maintenance emergencies and work in varying environmental conditions.
