Full Job Description

We are seeking a Property Manager for one of our Project based section 8 apartment complex in your area. This position requires supervision of maintenance staff including delegating/reviewing work, maintaining occupancy guidelines, maintaining the property in accordance with all HUD guidelines, revenue generation and expense control, budgeting, and some Human Resources functions such as payroll, interviewing applicants, and handling disciplinary actions.

ESSENTIAL RESPONSIBILITIES:

Supervise maintenance staff including delegating work, reviewing work, maintaining deadlines, training and scheduling.
Maintain property occupancy by effectively retaining residents and properly utilizing the extensive wait list that already exists.
Approve lease applicants in accordance with HUD guidelines.
Administer HUD re-certifications, if applicable.
Increase revenue while maintaining controllable expenses including revenue collections and delinquency control.
Provide customer service to residents resolving any issues that may occur and ensuring maintenance completes service requests.
Contact and negotiate with vendors.
Obtain bids and manage capital improvement projects.
Ensure that all property reporting is completed in a timely manner (i.e., financial reports,, marketing reports).
Operate within budget and purchasing guidelines.
Maintain curb appeal by walking/inspecting property and vacant units.
Ensure company policies and procedures are met.
Attend court proceedings, as necessary.
Coordinate and lead staff meetings, as necessary.
Assist other properties, as necessary.
Completion of internal training for Navigation of Receipts and Waitlists, Certifications and Charges, Move-outs.
Other responsibilities as assigned/needed.
Yardi experience is a plus.

Job RequirementsEDUCATION: High School Diploma/GED required; some college beneficialRELEVANT WORK EXPERIENCE: 1-3 years of experience of Project-based Section 8.
