Full Job Description

Apartment Maintenance Supervisor – Hands-On (EPA Universal)

Raha Properties & Investments is hiring an experienced, hands-on Apartment Maintenance Supervisor to work across our Houston residential properties.

Our immediate priority is reducing our vacant-unit backlog and returning quality, rent-ready units to leasing. This is not a desk-only supervisor position. You will personally complete HVAC, maintenance, and make-ready work while directing and inspecting the work of two maintenance employees.

We are looking for someone who can enter a vacant unit, identify everything required, prepare the material list, organize the work, personally complete skilled repairs, inspect the finished unit, and give management a clear status update.

PRIMARY RESPONSIBILITIES

- Personally complete vacant-unit make-readies and general repairs

- Diagnose and repair residential HVAC systems

- Perform plumbing, basic electrical, appliance, drywall, painting, caulking, carpentry, door, lock, and fixture repairs

- Inspect vacant units and create complete scopes of work and material lists

- Prioritize units according to leasing needs and expected completion dates

- Assign work to two maintenance employees while remaining productive hands-on

- Inspect completed work and prevent quality problems and callbacks

- Track tools, materials, and commonly used supplies

- Reduce unnecessary supply-store trips, vendor costs, delays, and material waste

- Respond to occupied-unit work orders and urgent property issues when necessary

- Provide management with clear updates about completed work, pending work, employee assignments, materials, delays, and property concerns

REQUIRED QUALIFICATIONS

- Current EPA Section 608 Universal Certification

- At least three years of hands-on apartment, multifamily, or residential rental maintenance experience

- Strong residential HVAC troubleshooting and repair ability

- Proven experience personally completing vacant-unit make-readies

- Experience leading, training, or directing maintenance employees

- Ability and willingness to work hands-on throughout the day

- Valid driver's license and reliable transportation

- Ability to travel between Houston-area properties during the workday

- Dependable attendance, organization, urgency, and communication

- Ability to work independently and identify problems without constant direction

STRONGLY PREFERRED

- Previous Apartment Maintenance Supervisor, Assistant Maintenance Supervisor, or Lead Maintenance Technician experience

- Experience reducing a significant vacancy or work-order backlog

- Professional English/Spanish communication ability

- Experience with multifamily maintenance software, inventory, and vendor coordination

WHAT SUCCESS LOOKS LIKE

During the first 30 days, the successful candidate should:

- Establish an accurate list and priority order for every vacant unit

- Create realistic completion dates and material requirements

- Personally accelerate make-ready production

- Improve the productivity and accountability of the two-person maintenance team

- Reduce delays, callbacks, and unnecessary vendor or supply-store expenses

- Return completed units to leasing at an acceptable quality standard

- Provide management with dependable daily progress updates

POSITION DETAILS

- Full-time

- 40 hours per week

- In-person and hands-on

- Travel between Houston-area properties

- Pay: $28–$32 per hour, depending on directly relevant experience
