GENERAL PURPOSE OF JOB
Manage plant utility systems to ensure reliable, safe and compliant operation. This includes steam/condensate, chilled water, chilled glycol, compressed air, city water, cooling towers, HVAC systems, Fire Protection Systems, BAS systems, and water treatment systems. Provides leadership for site’s soft services: grounds and landscaping, pest control, janitorial, painting, ceilings, lighting, concrete, asphalt, and roofing.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Perform or oversee daily testing and operation of the utility chemical treatment systems.
- Perform or oversee inspections and collect data to assure utility systems are operating properly.
- Perform and oversee routine preventative maintenance (PM) activities such as lubrication, belt replacement and filter changing.
- Diagnose and troubleshoot by observing, listening, and measuring critical parameters to predict or prevent malfunctioning of equipment
- Adjust utility equipment as necessary, based on vendor recommendations and acceptable engineering practices, for proper settings and operational parameters.
- Perform or oversee equipment repair and overhaul, perform fabrication tasks, and replace parts when necessary.
- As requested, act as maintenance representative on all utility projects including new installations, new control systems, and upgrades to existing systems.
- Develop and maintain operational procedures for all utility systems.
- Participate in the development and implementation of the Noramco Utilities Master plan.
- Housekeeping in all utility areas.
- Deliver soft services to site to maintain a good workplace experience.
- As requested, train personnel on proper operation of all utility systems.
- As needed, perform project management duties for utility upgrades.
- Notify Supervisor when other craft skills are needed.
ADDITIONAL POSITION REQUIREMENTS
· Serves as company liaison to State Fire Marshall, Insurance Companies, and other inspectors of utility systems.
· Maintains and makes recommendations for improvement to utility systems.
· Successfully completes regulatory and job training requirements.
· Understands and responsibly performs duties with attention to quality, safety and environmental matters, including: wearing appropriate personal protective equipment, recognizing, reporting and appropriately responding to hazards in the work area (spills/accidents/near misses), maintaining proper housekeeping at all times, properly labeling and storing chemicals, plus all other relevant job requirements.
· Observes safety regulations in daily practice.
· Carries out duties in compliance with all state and federal regulations and guidelines including FDA, EPA, OSHA and DEA. Complies with all company and site policies and procedures.

SUPERVISORY RESPONSIBILITIES None
EDUCATION and/or EXPERIENCE
Bachelor’s Degree with 2-4 years relevant experience or Associates Degree with 4-6 years relevant experience in a manufacturing environment or equivalent combination. Work experience in chemical, pharmaceutical or industry that complies with cGMP, environmental and safety regulatory compliance, in an FDA manufacturing environment is an asset and is preferred.
LANGUAGE SKILLS
· Read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
· Write reports, business correspondence, and procedure manuals.

· Apply mathematical operations to such tasks as frequency distribution, determination of test reliability and validity, analysis of variance, correlation techniques, sampling theory, and factor analysis.

PHYSICAL DEMANDS
· While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear.

· Must be able to qualify for respiratory protective equipment use.
· The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
