Full Job Description

Position Summary:

Join our luxury residential campus featuring resort-style amenities and a sophisticated living environment. As the Senior Maintenance Supervisor, you’ll lead high-end property operations, manage budgets, and ensure elegant facilities are maintained to the highest standards of safety, quality, and premium service. Schedule: Monday-Friday 8 am – 5 pm with occasional weekends and evenings.

Key Responsibilities

· Lead maintenance operations across 1000+ apartment homes in upscale residential buildings and landscaped grounds.

· Leadership of a large maintenance organization, including 4-6 technicians and vendors.

· Responsibility for service level performance, work order completion metrics, and resident satisfaction.

· Develop and implement preventive maintenance programs tailored for luxury amenities.

· Manage budgets, purchasing, and vendor relationships with a focus on premium service delivery.

· Ensure all work meets high-end quality and safety standards through rigorous inspections.

· Coordinate move-in/move-out inspections to maintain pristine property conditions.

· Maintain accurate records of maintenance activities, inventory, and costs.

· Provide training and enforce safety protocols for all team members in a luxury setting.

· Coach, develop, and hold maintenance staff accountable.

· Conduct performance management, hiring, succession planning, and scheduling.

· Lead a distributed team across multiple buildings.

· Develop and manage operating and capital expenditure budgets.

· Forecast major repairs and replacement schedules.

· Analyze maintenance spending and identify cost-saving opportunities.

· Approve vendor contracts and service agreements.

· Manage capital improvement projects including roofing, HVAC replacement, building envelope repairs, unit renovations, amenity upgrades, and life safety systems.

· Coordinate contractors, project schedules, and resident communications.

· Ensure compliance with OSHA, EPA, Fair Housing, local building codes, fire/life safety requirements, and company policies.

· Lead emergency preparedness and disaster response planning.

· Experience with Yardi, RealPage, Entrata, MRI, or comparable property management systems.

· Participate in and oversee emergency on-call coverage.

· Direct response to property emergencies and major building systems failures.

· Utilize maintenance analytics and KPIs to drive operational performance, including:

· Work order completion time

· Preventive maintenance compliance

· Turn cost and turnaround time

· Budget performance

· Resident satisfaction scores

· Occupancy readiness

Qualifications

· High School Diploma or equivalent; trade school experience preferred.

· 5-7 years progressive maintenance experience.

· 3+ years of supervisory experience in maintenance or related field.

· Experience overseeing large-scale communities or multiple properties (500+ units)

· Strong knowledge of HVAC, electrical, and plumbing systems for upscale properties.

· Ability to read blueprints and technical documents.

· Proficient in MS Office and maintenance ticketing systems.

· Valid driver’s license and eligibility to work in the U.S.

Preferred Certifications

· 7-10+ years of multifamily maintenance experience

· 5+ years leading maintenance teams

· Experience managing multi-site operations and capital projects

· Experience with luxury, Class A, or resort-style communities

· EPA Certified

· CAMT Certification

· CPO Maintenance

· OSHA Safety
