Full Job Description

Position Summary

The General Manager is responsible for overseeing the service and operations of a high-rise Homeowners Association (HOA) in Denver, Colorado. This role is responsible for daily operations, resident experience, staff leadership, financial planning and reporting, vendor management, and long-term planning in partnership with the Board of Directors.

The General Manager serves as the primary onsite leader for the community and is expected to maintain a visible, engaged presence with residents, staff, vendors, and the Board. This position requires a hands-on leader who can balance day-to-day operational needs with the long-term priorities of the Association while fostering a culture of service, accountability, and professionalism.

Duties and Responsibilities

Operational Oversight

Oversee all aspects of community operations including staffing, resident satisfaction, vendor performance, maintenance activities, and service delivery.
Maintain a visible onsite presence and remain actively engaged in the day-to-day operations of the community.
Ensure Standard Operating Procedures (SOPs) are implemented and continuously improved.
Complete regular inspections of common areas and ensure timely resolution of identified issues.
Ensure resident requests, concerns, and work orders are addressed promptly and appropriately.
Coordinate community projects, vendor activities, inspections, and operational priorities.

Leadership and Team Development

Manage and develop onsite staff including Service Desk, Maintenance, and support personnel.
Establish clear performance expectations and conduct employee evaluations.
Provide ongoing coaching, feedback, and support to onsite employees.
Develop employee training plans and support professional growth.
Create a culture of accountability, teamwork, purpose, and service. Ensure effective communication and coordination among onsite departments.

High-Rise Operations

Support preventative maintenance planning and day-to-day building operations.
Work closely with maintenance staff and vendors to identify and address building needs.
Maintain awareness of major building systems, maintenance priorities, and operational risks.
Coordinate vendor access, inspections, repairs, and scheduled maintenance activities.
Ensure safe, secure, and well-maintained building operations.
Oversee hospitality-oriented resident services and promote a positive resident experience.

Process Development and Operational Structure

Refine and improve operational workflows.
Create and maintain consistent processes for community operations and resident service.
Develop systems that support efficiency, communication, accountability, and resident experience.
Maintain appropriate documentation and tracking of active projects, open items, and operational priorities.
Identify opportunities to improve service delivery and onsite operations.

Financial Oversight

Work collaboratively with CAP accounting to support budgeting, financial reporting, and financial planning.
Review monthly financial information and maintain awareness of the Association's financial position.
Monitor operational impacts on financial performance and budget execution.
Support invoice processing, coding, and vendor cost management.
Assist with annual budget preparation and long-term financial planning.
Communicate financial and operational impacts to the Board of Directors.

Board and Client Relations

Develop weekly reports and attend Board meetings.
Serve as the primary onsite management contact for the Board of Directors.
Serve as a trusted advisor and strategic partner to the Board.
Support long-term operational, reserve, and capital planning.
Provide clear and timely communication regarding community operations, projects, and priorities.
Communicate effectively and professionally with residents, Board members, vendors, and other stakeholders.

Qualifications

HOA management experience required
High-rise management experience strongly preferred
Strong understanding of HOA governance, financial reporting, and operations
Strong understanding of CCIOA
Experience leading and developing teams
Financial management and budgeting experience
Familiarity with major building systems and preventative maintenance planning
Strong written and verbal communication skills
Strong organizational and project management skills
Ability to manage multiple priorities and maintain effective follow-through
Ability to work evenings/weekends as needed
