Residential Property Manager/Leasing Agent

Location: Denver, Lakewood & Wheat Ridge, Colorado
Portfolio: Approximately 130 Apartment Units
Company: City Street Investors
Employment Type: Full-Time

Compensation: $60K-$65K, plus bonuses

Position Summary

City Street Investors is seeking an experienced, organized, and customer-focused Property Manager to oversee a portfolio of approximately 130 apartment units located in Lakewood and Wheat Ridge, Colorado. The Property Manager will be responsible for the day-to-day operations of the communities, including leasing, resident relations, rent collections, maintenance coordination, budgeting, vendor management, and overall property performance.

The ideal candidate is a self-starter who takes pride in maintaining high occupancy, delivering excellent resident service, and protecting the value of the properties.

Essential Responsibilities

Property Operations

Oversee the daily operations of approximately 130 apartment units.
Conduct regular property inspections to ensure curb appeal, cleanliness, safety, and maintenance standards are maintained.
Coordinate and monitor maintenance requests, unit turns, capital projects, and vendor performance.
Ensure compliance with company policies, Fair Housing regulations, and applicable local, state, and federal laws.

Leasing & Occupancy

Market vacant units and implement leasing strategies to maintain strong occupancy levels.
Conduct property tours and process rental applications.
Execute leases, renewals, notices, and resident communications.
Monitor market conditions and recommend rental rate adjustments.

Resident Relations

Serve as the primary point of contact for residents.
Respond to resident concerns and resolve issues professionally and promptly.
Foster positive resident relationships and promote resident retention.

Financial Management

Collect rents and monitor delinquency reports.
Manage accounts receivable and assist with collections efforts.
Review and approve invoices and vendor payments.
Assist in preparing annual budgets and monitoring property performance against budget.
Prepare monthly operational and occupancy reports.

Vendor & Contractor Management

Solicit bids and manage service contracts.
Coordinate with maintenance personnel and outside contractors.
Ensure vendors perform work according to contract specifications and company standards.

Qualifications

Minimum 2 years of multifamily property management experience preferred.
Strong knowledge of leasing, resident relations, maintenance coordination, and collections.
Experience managing apartment communities and budgets.
Understanding of Fair Housing laws and landlord-tenant regulations.
Excellent communication and customer service skills.
Strong organizational and time management abilities.
Proficiency with Microsoft Office and property management software.
Ability to work independently and manage multiple priorities.
Valid driver's license and reliable transportation.

Preferred Qualifications

Colorado Real Estate Brokerage License or other industry certifications are a plus.
Experience with renovation projects, unit turns, and capital improvement planning.
Familiarity with Colorado landlord-tenant regulations.
