Position Summary
The Project Manager / Estimator owns the full project lifecycle — from estimating and pricing the work through kickoff, execution, and closeout — ensuring jobs are won at the right margin and then delivered on schedule, within budget, compliant, and professionally managed.
You will scope and price jobs, then own the projects you bid — coordinating crews, subcontractors, schedules, materials, documentation, customer communication, compliance requirements, and project execution from start to finish.
You are expected to identify problems before they become emergencies, communicate proactively, and maintain a high standard of operational execution.
This role is ideal for someone who thrives in fast-paced environments, takes ownership naturally, and can balance estimating, field operations, customer service, and project management simultaneously.
Core Responsibilities
Estimating & Pre-Construction
- Conduct on-site assessments and job walks for asbestos, meth, mold, and selective demolition projects
- Scope work accurately and prepare detailed, competitive estimates and written proposals
- Perform takeoffs and quantify labor, materials, equipment, and disposal to price each job to its target margin
- Translate inspection and industrial-hygiene reports, project designs, and regulatory scopes into accurate bids
- Walk projects with clients, adjusters, consultants, and general contractors; clarify scope, assumptions, and exclusions
- Present proposals and follow up to win work
- Hand won jobs off cleanly into execution — you own both the bid and the build
Project Execution
- Manage projects from contract through final closeout
- Ensure projects are completed on time and within budget
- Coordinate crews, subcontractors, equipment, materials, and schedules
- Track actual costs against the estimate and protect the margin you bid
- Monitor project costs and escalate issues before overruns occur
- Conduct site visits and maintain visibility into active projects
- Reduce rework through strong planning and communication
Client Communication
- Serve as the primary point of contact for clients throughout projects
- Provide proactive updates throughout active phases of work
- Respond quickly and professionally to client questions or concerns
- Manage difficult conversations directly and professionally
- Ensure clients never feel left in the dark about project status
Documentation & Compliance
- Maintain accurate documentation within JobTread and company systems
- Process and communicate change orders immediately
- Ensure permits, notifications, reports, manifests, and closeout documentation are completed accurately and on time
- Maintain project photos and documentation throughout every phase of work
- Ensure compliance with applicable environmental and safety regulations
Coordination & Leadership
- Ensure crews have complete information before mobilization
- Coordinate field schedules and subcontractor timelines
- Minimize last-minute scheduling disruptions through proactive planning
- Communicate clearly with field staff, subcontractors, and leadership
- Identify operational improvement opportunities and help strengthen systems
Qualifications
- Estimating experience required — ability to read plans and scopes, perform takeoffs, and price work accurately
- Project management or operations experience required — you have run jobs start to finish
- Demonstrated ability to scope and bid remediation, restoration, or construction projects
- Environmental remediation, restoration, construction, mitigation, industrial services, or field operations experience strongly preferred
- Familiarity with asbestos, mold, or meth remediation and CDPHE Reg 8 / AHERA / NESHAP / OSHA / EPA requirements strongly preferred
- Strong organizational and time-management skills, with the ability to manage multiple active projects simultaneously
- Strong communication and problem-solving abilities; comfortable making decisions in fast-paced environments
- Experience with estimating software (e.g., Xactimate) and JobTread or similar project-management software preferred
- Experience managing subcontractors and field crews preferred
- Valid driver’s license required
