Full Job Description

Role Summary

Supports the General Manager in delivering a seamless, high‑touch experience across a premier master‑planned community. This role ensures that common areas, amenities, and service operations meet community standards; supports governance and long‑range planning; and maintains strong relationships with homeowners, committees, and service partners. The Director acts as the GM’s operational right-hand, safeguarding the community’s brand, aesthetic, and long‑term value. This position has role expansion potential.

Key Responsibilities

Community Operations & Aesthetic Standards

· Maintain the community’s signature look through consistent inspections of streetscapes, landscaping, signage, lighting, and architectural uniformity. Conduct site visits and written reports for compliance verification.

Supports strategic initiatives, multi‑year capital planning, and community‑wide service standards.

Homeowner Experience & Service Excellence

Serve as a primary point of contact for homeowners, delivering concierge‑level responsiveness and clarity.
Manage architectural review processes, ensuring adherence to design guidelines and community covenants. Support Modifications Committee and Standards Committee by preparing agendas, attending meetings, and maintaining complete records.
Maintain a calm, professional presence when resolving owners’ concerns or mediating disputes.

Governance & Board/Committee Support

Assist the GM and Office Manager with Board packet preparation, agenda development, minutes, and follow‑up actions.
Coordinate committee meetings and ensure timely staff execution of committee recommendations.
Maintain compliance with governing documents, state statutes, and community policies.
Support annual meetings, elections, strategic planning workshops, and reserve studies.
Ability to interpret complex design guidelines and provide clear guidance to owners and architects.

Financial & Administrative Management

Assist with annual budget development, reserve planning, and multi‑year capital forecasting working with the GM, Office Manager, and Site Operations Manager.
Maintain organized digital and physical records, including architectural files, owner rosters, and compliance logs.

· Assist GM with performance reviews, scope compliance, and contract renewals.

Leadership & Cross‑Team Collaboration

Act as the GM’s operational lead during absences or high‑volume periods.
Identify opportunities to elevate service delivery, operational efficiency, and owner satisfaction.
Uphold the community’s brand standards, confidentiality, and professional ethics.

Qualifications

Bachelor’s degree in community management, urban planning, public administration, or related field; or equivalent experience with CAI certifications.
Experience in residential HOA management, hospitality, municipal operations, or master‑planned community administration.
Must have a strong communication, diplomacy, and service‑oriented mindset.
Knowledge of governing documents, architectural guidelines, and HOA regulations.
Must have the ability to manage multiple priorities and high‑expectation stakeholders.
Proficiency with association management software (Enumerate, Constant Contact, Town Square) and Microsoft Office is preferred.
Professional presence suitable for high‑end communities.
CMCA, AMS, or PCAM (preferred but not required)
Must be able to read and understand blue-print plans, easements, and record plats.

Compensation

· Salary Range: $90,000 – $100,000 annually

· Status: Exempt / Full‑time
