Job description:

The Property Manager is responsible for overseeing the daily operations of the self-storage facility, delivering exceptional customer service, maximizing occupancy and revenue, maintaining a clean and secure property, leading your team and ensuring company policies and procedures are consistently followed. This role requires strong communication, sales, organizational, and problem-solving skills to create a positive experience for customers while supporting the overall success of the facility.

Job Responsibilities:

As the Resident Property Manager, on rare occasions, emergency situations may require and after hours response. The Resident Property Manager would be the one to answer these after hours emergency calls and respond if necessary.
Conduct daily property walkthroughs at the start and end of each shift
Trash removal (units, drives, office, hallways, perimeter)
Sweeping units, hallways, and drive aisles
Cleaning doors, hasps, units
Cobweb removal (hallways, doors, lighting fixtures)
Monitoring for damage, vandalism, or maintenance needs
Ensure vacant units are clean, broom-swept, and rent-ready
Maintain office, bathroom, and common areas to company standards
Assist with minor maintenance (light bulbs, locks, signage, etc.)
Report larger maintenance issues to Property Manager promptly and coordinate maintenance crews when necessary
Clean, rent and return Uhaul Trucks
Greet and assist customers in-person and via phone
Provide unit recommendations and pricing options
Support rental process (leases, payments, move-ins/move-outs)
Merchandise sales
Maintain a professional, helpful, and positive attitude
Follow-ups with customers by phone and email to secure new leads
Processing payments and updating tenant accounts
Move-ins, transfers, and move-outs
Past due calls and reminders
Maintain accurate records and documentation
Maintain a strong understanding of your KPIs and use creative solutions to take action when you notice they are falling behind.
Coordinate with Assistant Property Manager to effectively delegate, plan and complete what the location needs.
Engage in marketing efforts such as asking all customers for Google Reviews or participate in local marketing efforts

Preferred 2+ years of customer service/sales experience
Preferred 1+ year of Property Management Experience
A positive and outgoing personality
Being tech savvy is a plus
Strong and professional phone contact handling skills and active listening
Experience in Cash Handling
Must be available on weekends
Strong accountability combined with strong work ethic and enthusiasm for teamwork
Ability to multitask, prioritize, and manage time effectively
Customer orientation and ability to adapt/respond to different situations
Excellent communication and presentation skills
Must have a Valid Driver’s License
Ability to lift up to 50lbs
High School Degree
