Position Summary & Responsibilities:
Position Summary:
The Kansas Soldiers’ Home at Fort Dodge is looking for a dependable individual to work as a General Maintenance and Repair Tech. in our Maintenance Department. Our residents are looking for someone, who is friendly, attend work on time as scheduled and who wants to be a team member of our home.
Job Responsibilities may include but are not limited to the following:
Mows grounds using mowers, tractors and bush hog while ensuring all machinery is operated in a safe and responsible manner to include appropriate rates of speed. Operates various light and heavy duty trucks, mowers, backhoes, forklifts, tractors with blade attachments to maintain grounds. Maintains landscaping to include trimming trees and shrubs, removing debris. Plants, transplants and performs minor pruning on trees and shrubbery; applies compound to trees where limbs are removed. Rakes leaves and grass to present a neat appearance of grounds. Removes debris and trash as needed. Sprigs and sods grass; broadcasts seed, fertilizer, lime and applies to lawns and plantings by hand or mechanical devices. Pulls weeds by hand in flower beds. Diagnoses damage to vegetation caused by diseases, climate conditions and environmental stress. Proposes and carries out treatment of fertilization and pesticide spraying and documents progress.
Makes alterations to buildings such as installing partitions and ceilings, laying flooring, hanging sheet rock, etc.; uses blueprints, figures estimated time and materials needed assuring that repair and changes can be completed with available funds and manpower. Independently performs mechanical work on various aspects of the facility’s physical plant along with the equipment and environmental systems. Performs semi-skilled work in the maintenance of the facility's buildings and grounds.
Maintains equipment through the performance of routine service which includes, but is not limited to periodic cleaning, checking lubricant, coolant, and refrigeration levels, along with minor repairs. Reports need for more extensive work or safety concerns to their immediate supervisor or the appropriate skilled trade person.
Provides assistance to, and works with, various skilled maintenance and craft workers. i.e. electrician, plumbers, painters and carpenters. Work includes, but is not limited to, the laying pipe, assists with wiring, the installation of HVAC systems, motors and other equipment, refinishing surfaces, the modification of building interiors, placement of sheet rock, siding, shingling along with the maintenance and repair of electrical systems.
Personally adheres to training and helps insures that co-worker(s) follow safety rules, proper use and maintenance of tools, and observes good housekeeping practices. Recognizes and reports to the supervisor potential safety hazards concerning any aspect of facility operations. Conducts initial daily planning for accomplishments of assigned functions, coordinating such with the Facilities and Power Plant Supervisors as to capacity to accommodate workload changes and when projects will be completed, time requirements for specific jobs, and other pertinent information. Studies each assignment to understand requirements and priorities and coordinate with other maintenance staff. Determines tools and equipment required. Applies established procedures in the accomplishment of routine assignments, makes minor changes to meet difficulties of terrain, soil, or other problems, informs supervisor of serious problems. Writes reports of materials used and work accomplished by maintenance staff to include self.
Qualifications:
Education and Experience
High School education or equivalent
Experience in Building Trades equivalent to two years
Experience equal to two years of lawn care
Licensing & Certification
Minimum Qualifications

Knowledge of the basic functions of two or more trades required for the construction, maintenance and repair of facilities or equipment.

Knowledge of fertilization, spraying and plant and grass maintenance and care
-
Knowledge of the occupational hazards and safety precautions of a variety of mechanical and building trades.

Knowledge of the basic operation, care, and maintenance tools, vehicles, and other construction or maintenance equipment.

Knowledge of basic methods of grounds maintenance
-
Ability to understand and carry out specific oral and written instructions, to perform basic arithmetic, and to read and understand basic diagrams and schematics.

Ability to understand basic but varied mechanical systems such as plumbing, locksmithing wiring, motors, and mechanical equipment: to detect defective operations, and make mechanical repairs.

Ability to learn skilled use of tools, materials, and methods used in the various crafts associated with facilities maintenance.

Ability to meet the public effectively.

As authorized by the 2018 Kansas Legislature, effective July 1, 2018, K.S.A. 75-4362 is amended to designate all positions with the Kansas Commission on Veterans’ Affairs office, to include both the Kansas Soldiers’ Home and Kansas Veterans’ Home as Safety Sensitive positions and subject to the drug testing program. All applicants with a conditional offer of employment on or after July 1, 2018, shall be required to submit to a drug screening test.
