Full Job Description

Purchasing Manager position is open at a well-established, large, and expanding home builder in the Columbia, SC area with a positive work environment that serves multiple states in the southeastern region. This role entails overseeing the complete cost management of assigned profit centers.

Key Responsibilities: (other duties as assigned)

Building new relationships with potential trade partners and maintaining existing partnerships
Forecasting the appropriate placement of trade partners in upcoming developments
Collaborating closely with production to ensure trades are efficient and builders adhere to protocols
Communicating product changes to sales, construction, and subcontractors, and coordinating pricing adjustments when needed
Researching and evaluating subcontractors' effectiveness, response times, services, and performance to attract and retain top talent
Leading negotiations for the purchase of labor and materials in assigned areas
Conducting cost analysis for base expenses and optional prices, with a focus on new communities
Reviewing plans, scopes-of-work, and specifications for accuracy
Renegotiating contracts with vendors when pricing expires or an increase is requested
Researching and providing detailed information on the necessity of price increases
Handling special projects and assignments
Adjusting Base Model Pricing as directed by the Division Manager or Sales Manager
Bidding on new plans, options, and plan changes, reviewing bids for accuracy, and entering them into KOVA
Conducting a cost comparison analysis between completed and existing communities to address any cost discrepancies
Participating in new community rollout meetings to address any purchasing-related queries

Qualifications

Education and/or Experience: Bachelor's degree (B. A.) from a four-year college or university; at least five years of relevant experience in high-volume residential construction; or a comparable combination of education and experience.

Computer Skills:

Proficiency in Microsoft Office Suite (Excel, Word, Outlook)

Previous familiarity with KOVA is beneficial but not mandatory
