The Opportunity
A growing, entrepreneurial multifamily real estate owner and operator with approximately 4,000 apartment units is seeking an exceptional Director of Business Systems & Technology to lead and take ownership of the company’s business systems and technology ecosystem.
This is a highly visible, hands-on leadership role for someone who combines strategic thinking, deep technical expertise, and an exceptional service mindset. The ideal candidate is an expert in Entrata, RealPage/OneSite, and EliseAI, with direct experience leading or playing a key role in a RealPage/OneSite-to-Entrata portfolio migration.
This is not a traditional IT or vendor-management role. We are looking for a builder, problem solver, and owner who can develop the technology roadmap while remaining deeply involved in execution—from configuring workflows and validating data to troubleshooting integrations, resolving complex support issues, and helping onsite teams solve problems.
The right candidate is strategic enough to build the roadmap and technical enough to execute it.
What You'll Own:
Business Systems & Technology
- Serve as the enterprise owner and senior subject-matter expert for the company's multifamily technology ecosystem.
- Own system configuration, integrations, permissions, workflows, data integrity, reporting, testing, documentation, and optimization.
- Develop and execute a technology roadmap supporting operations, leasing, marketing, accounting, asset management, reporting, and resident experience.
- Evaluate the technology stack and identify opportunities to consolidate systems, automate processes, eliminate manual work, improve integrations, and reduce costs.
- Establish standards for system configuration, access, data quality, testing, documentation, and change management.
- Evaluate emerging AI, automation, and PropTech solutions based on measurable business value.
- Manage technology partners and hold vendors accountable for implementation, performance, service, cost, and issue resolution.
- Own and manage the Business Systems & Technology budget, including annual budgeting and forecasting, software and licensing costs, vendor spend, contract renewals, and technology investments; proactively identify opportunities to reduce costs, eliminate redundant systems, and maximize ROI.
- Maintain visibility into technology contracts, renewal dates, licensing, utilization, and spend to ensure the company is receiving full value from its technology investments.
- Partner with business leaders to understand operational challenges and translate them into practical systems, process, automation, and technology solutions.
RealPage-to-Entrata Migration
- Lead the company's transition from RealPage/OneSite to Entrata, or other needed migrations, as needs change, with end-to-end ownership and accountability for successful execution.
- Own data conversion and validation, configuration, integrations, testing, implementation, training, and post-migration stabilization.
- Anticipate and resolve accounting, leasing, reporting, workflow, integration, and data issues before they impact operations.
- Partner closely with Operations, Accounting, Marketing, Asset Management, onsite teams, and vendors throughout implementation.
- Continuously optimize Entrata after go-live.
Hands-On Systems Support
- Own the business systems support function, currently averaging 8-10 support tickets per day.
- Personally troubleshoot complex and high-priority issues while ensuring all tickets have clear ownership through resolution.
- Establish service levels, prioritization, escalation procedures, and accountability.
- Analyze recurring issues and solve the root cause rather than repeatedly addressing symptoms.
- Build training, documentation, and self-service resources that improve user proficiency and reduce avoidable support requests.
- Deliver responsive, knowledgeable, and exceptional service to onsite and corporate teams.
- Track ticket trends, response times, recurring issues, and resolution performance to identify opportunities for systems and process improvement.
Qualifications
- 7+ years of progressive experience in multifamily business systems, PropTech, property management technology, systems implementation, business applications, or related disciplines.
- Significant experience owning or leading business systems within a multifamily owner/operator or property management organization.
- Expert, hands-on knowledge of Entrata and RealPage/OneSite, with strong knowledge of EliseAI.
- Direct experience leading or playing a significant role in a RealPage/OneSite-to-Entrata migration across a multifamily portfolio.
- Advanced knowledge of system integrations, data conversion, configuration, testing, reporting, permissions, workflows, and data integrity.
- Proven ability to personally diagnose and resolve complex systems issues.
- Experience supporting high-volume, multi-property operations and onsite teams.
- Strong understanding of how technology intersects with property operations, accounting, leasing, marketing, and asset management.
- Experience evaluating and managing technology vendors, implementations, contracts, and performance.
- Ability to translate business requirements into practical, scalable technology solutions.
- Exceptional communication, collaboration, judgment, accountability, and customer-service skills.

Location & Work Environment
Atlanta, Georgia - Cumberland/Galleria Area
This is an in-office leadership position, five days per week. The Senior Director will work closely with executive leadership, corporate departments, and onsite operations.
Some travel to multifamily properties may be required.
