Job Summary: Responsible for various maintenance services required at Baptist Village Retirement and the residents in independent living. Good Customer service will be expected at all times. All technicians will be put on a rotating emergency call schedule.
Responsibilities:
- Complete repairs listed on work orders. Document all work done on the original work order prior to turning the work order into the Maintenance Supervisor.
- Any additional work requested while in a resident dwelling can be completed as long as the technician has the needed parts with him and so as not to cause other work order delays. If the work cannot be completed an additional work order shall be called into the receptionist.
- Work orders shall be picked up at least four times a day. All work requested on a work order shall be completed within two working days not counting weekends. (Friday work order request shall be completed by Monday). Any work delay of five days is to be reported to Maintenance Supervisor or Campus Director.
- The Supervisor will set priorities on all work orders and will establish a system accordingly.
- Maintenance policy on work orders will be followed at all times including: 1) Communication with residents if there is a delay in repairs requested 2) Making appointments on work to be done. 3) Using good resident relations at all times.
- Phone’s will be used at all times, especially when on call. It is the responsibility of each technician to see that their phone is fully charged and in good working order at all times. If lost, stolen or damaged the technician will be reimburse the Center.
- Good customer service will be expected of all workers. Be friendly and courteous to all residents regardless of the circumstances. Do not promise what you cannot deliver. Keep your opinions to yourself and carry out your duties in a professional and courteous manner.
- All technicians are to report to work in accordance with scheduled times and dates. This also includes monthly emergency call schedule.
- Keep BRC campus areas free debris and potential hazards that may cause either harm to the residents or property loss.
- Assist with the setup and taking down of tables/chairs of all Activity Center functions.
- Maintenance technicians may be required to leave campus to pick up parts, only in accordance with administrative policies and only with prior approval and a signed purchase order.
- Purchase orders needed when the Maintenance Supervisor and Campus Administrators are unavailable can only be made up to $50.
- All Maintenance technicians shall be informed and maintain proper identification while performing job duties at all times including after hours.
- Any maintenance staff unable to complete their respective emergency call schedule will require the other technicians to fill in during their absence. If difficulty arises during after hours and weekend repairs the Maintenance Supervisor shall be notified immediately.
- When a maintenance technician is in transit to make emergency repairs they shall given an estimated time of arrival (or delay) to the respective supervising staff or resident.
- In cases of emergency, when on call all maintenance technicians are expected to be on campus within 30-45 minutes. (NO EXCEPTIONS).
Qualifications:
- State Certifications and licensing HVAC preferred for plumbing, boiler repair, etc. (Where applicable)
- They must have a working knowledge of maintenance needs for nursing facility and apartments.
- They also need to be able to handle small mechanical repairs and troubleshooting of appliances.
