Maintenance Technician
Location: Evansville, IN
Reports to: Maintenance Supervisor
Status: Full-Time (37-40 hours/week)
Compensation: $20.00–$26.00/hour, depending on experience, skill level, and certifications

Position Summary
The Maintenance Technician is responsible for performing skilled and semi-skilled maintenance, repair, and preventative work across ECHO’s housing portfolio. This position ensures that all units and common areas remain safe, clean, and fully operational. The technician completes work orders, assists with unit turnovers, performs routine inspections, responds to maintenance emergencies, and supports major repair projects as needed.
This role requires strong technical ability, professional conduct with residents, excellent time management, and a commitment to high-quality workmanship in a fast-paced housing environment.
Key Responsibilities
1. General Maintenance & Repair
- Complete assigned work orders promptly and professionally, including:
- Plumbing repairs (leaks, clogs, fixture replacement)
- Electrical work (switches, outlets, lighting, breakers)
- HVAC troubleshooting and filter replacement
- Carpentry (doors, frames, drywall patches, cabinetry, flooring repairs)
- Appliance installation and repair
- Minor roofing and gutter repairs
- Painting, caulking, sealing, and cosmetic touch-ups
- Diagnose maintenance issues and determine appropriate repair methods.
- Repair or replace locks, windows, screens, blinds, and basic hardware.
2. Preventative Maintenance
- Perform routine inspections of building systems, including:
- HVAC
- Water heaters
- Smoke detectors / carbon monoxide detectors
- Electrical panels
- Sanitation and plumbing lines
- Ensure compliance with safety, fire code, and general habitability standards.
- Identify potential hazards or long-term maintenance concerns and report them to the Lead Maintenance and Property Manager.
3. Unit Turnovers (Make-Ready Work)
- Prepare newly vacated units for incoming residents, including:
- Full paint and patching
- Deep cleaning or coordination with contracted cleaners
- Flooring repair or replacement
- Fixture upgrades
- Ensuring appliances are in working order
- Completing punch-list items before move-in
- Assist with inspections to ensure units meet ECHO and regulatory standards.
4. Emergency Response
- Participate in an on-call rotation for after-hours emergencies.
- Respond quickly and safely to urgent issues such as:
- Water leaks
- Electrical hazards
- HVAC failures
- Lockouts
- Safety/security concerns
- Maintain professionalism and calm communication during emergency situations.
5. Collaboration & Documentation
- Use work order systems or apps to document:
- All work completed
- Labor time
- Materials used
- Follow-up needs
- Communicate regularly with the Property Manager and Maintenance Lead about repair needs, inventory, and scheduling.
- Maintain tools, equipment, and maintenance areas in clean, organized conditions.
6. Vendor, Inspection & Compliance Support
- Assist with inspections for HUD, local code enforcement, donors, or funders as needed.
- Support and monitor vendor work (electrical, HVAC, pest control, etc.).
- Ensure all work follows:
- Safety protocols
- Fair housing regulations
- Organizational policies
- NSPIRE/HQS standards
Required Skills & Abilities
- Strong working knowledge of building systems including:
- Plumbing, HVAC, electrical, carpentry, appliances, and general repair
- Ability to troubleshoot and diagnose maintenance issues effectively
- Strong communication and customer service skills with residents
- Ability to prioritize multiple tasks and work independently
- Professionalism when entering resident units and interacting with vulnerable populations
- Comfort using smartphones, tablets, and digital work order platforms
- Commitment to confidentiality, safety, and respectful service
Preferred Experience & Certifications
(Not required, but applicants with these may qualify for higher pay range)
- HVAC certification (EPA Type I/II/Universal)
- Trade school or vocational certifications
- Boiler, electrical, or plumbing certifications
- OSHA or safety training
- Prior experience in multifamily housing, maintenance, property management, or supportive housing environments
Minimum Qualifications
- High school diploma or GED
- 2+ years experience in building maintenance or related trades
- Valid driver’s license and reliable transportation
- Ability to lift 50+ lbs, climb ladders, work in confined spaces, and perform physical labor in various weather conditions
- Ability to pass background check and drug screening
- Availability for rotating on-call responsibilities
Work Environment
- Primarily field-based across multiple residential properties
- Exposure to general construction environments, cleaning agents, and occasional hazardous materials (handled appropriately)
- Regular interaction with residents, some of whom may be experiencing homelessness, disabilities, or crisis—patience and professionalism required
Compensation & Schedule
- $20.00–$26.00 per hour depending on experience and certifications
- Full-time: Monday–Friday, 9 a.m.–5 p.m.
- Rotating after-hours on-call responsibilities
