About Guardian
Guardian Property Management is a fast-growing property management company based in Fargo, North Dakota. We professionally manage short-term (Airbnb and VRBO), mid-term, and long-term rental homes across the Fargo-Moorhead area, and we are known for our furnished mid-term rentals that host traveling professionals and travel nurses working with Sanford Health, Essentia, and other regional medical employers.
Our mission is simple: deliver exceptional experiences for the homeowners who trust us with their properties and the guests who stay in them, through outstanding service, proactive communication, and operational excellence.
As our portfolio grows, we are developing our hospitality department, and we are looking for the right person to build this department alongside us.
About the Role
This is a rare "ground floor" opportunity at Guardian. You will not be stepping into an established role. You will be creating one, and growing into leading it. As you grow into Hospitality Manager, you will own how well we serve our guests, not just the turnovers behind the scenes.
To be direct about the path: for your first several months, this is a hands-on job. You will work alongside our current cleaning partner performing turnovers so you learn our homes, our standards, and our processes from the inside. As the department grows, you will transition from doing the work to leading it, building systems, and standards that scale with us.
We have built the compensation to match that journey. You start as our Hospitality Lead. When you have earned it by building and leading the team and raising our guest experience, you step into the Hospitality Manager role with a defined raise (see Compensation below). This is a leadership seat, and it is yours to earn. We formally review your progress toward it at your 12-month mark.

What You'll Do
Hospitality Operations
- Perform short-term rental turnover cleans to Guardian standards
- Complete move-out inspections and cleans for mid-term and long-term properties
- Conduct final quality inspections before guest arrivals
- Stage homes so every property is fully guest-ready
Guest Experience
- Own the standard for what a guest-ready Guardian home looks and feels like, from cleanliness to staging to the small touches that earn five-star reviews
- Make sure every arrival delivers: stocked consumables, working essentials, and a home that feels cared for
- Partner with our guest communications support to resolve in-stay issues quickly and keep guests happy
- Turn guest feedback and reviews into concrete improvements to our homes and processes
- Help protect and grow Guardian's review scores across Airbnb and VRBO
Operations & Administration
- Learn and eventually own turnover scheduling
- Learn billing procedures for homeowner cleaning charges
- Coordinate with maintenance on issues found during inspections
- Manage inventory and ordering of cleaning supplies and guest consumables
- Develop and improve checklists, processes, and standard operating procedures
Leadership (as the department grows)
- Build schedules and assign daily work
- Run quality control inspections
- Build a culture of hospitality, accountability, and excellence

The Details
Schedule. This is a demanding role, especially at the start. Guest turnovers happen every day of the week, weekends and holidays included, so this is not a Monday-to-Friday job. Our ideal candidate will be comfortable with a non-standard Thursday-Monday schedule. Expect the first few months to be intense: while you learn our homes, the work can run seven days a week as we figure out the systems together. That eases as the team and processes mature.
Once things are running, weekends shift from doing every clean yourself to coordinating them, quality is holding, and every guest walks into a spotless home. You are always the backstop, though. When a guest needs something, you step in and get that done. Hospitality does not get to wait for Monday.
Territory and scope. On any given day you will move between homes across the Fargo-Moorhead area: around thirty short-term rentals and thirty furnished mid-term rentals today, both growing, plus long-term move-outs. Reliable transportation and a valid license are essential, and we reimburse work mileage at $0.50 per mile.
Access and trust. You will hold keys and access to our owners' homes and our guests' spaces. Like all Guardian employees, you will complete a standard background check as part of on-boarding.

Compensation & Benefits
This role is built as a two-stage path, so your pay grows as you earn more responsibility.
Stage 1: Hospitality Lead
- $40,000 to $45,000/year, based on experience
- Quarterly bonus for maintaining a 4.8 or higher average guest rating across Airbnb and VRBO
Stage 2: Director of Hospitality (earned)
- A step up to $52,000 to $60,000/year, based on performance
- Expanded quarterly bonus, still anchored to guest reviews, plus overall department performance
Stage 2 is earned, not automatic. You step into it when you are consistently delivering a strong guest experience and quality and review standards are holding with the SOPs to keep them there. We formally review your progress toward Stage 2 at your 12-month mark. Meet the bar and you step into the Hospitality Manager role and pay band. If you are close but not fully there, we will lay out exactly what remains.
