Full Job Description

The Director of Programs leads the delivery and fiscal sustainability of Habitat for Humanity of Northwest Arkansas’ core mission programs: volunteer-built new home construction, home repairs, land acquisition and site development, the mortgage/lending program, family services, and community education. This role is accountable for delivering measurable program outcomes on time and on budget, for the cost efficiency and funding awareness of those programs, and for regulatory and programmatic compliance within program delivery. The Director leads and develops the program team, drives cost savings through in-kind sourcing and competitive bidding, and works in partnership with the Development team to surface program funding opportunities and build community relationships — while the Development team owns applying for, securing, and tracking grants and donor relationships. The Director operates within the policies and budget established by the Board of Directors.

Lead the planning and execution of core program areas: new home construction, home repairs, land acquisition and site development, mortgage/lending services, family services, and community education.
Deliver program outcomes on time, on budget, and to quality standards; monitor program performance and implement improvements to increase impact and effectiveness.
Own construction and program vendor and contractor selection, driving cost efficiency through in-kind donations and competitive (“best bid”) sourcing; partner with Internal Operations, which processes purchase orders, financial coding, and related paperwork.
Maintain awareness of how each program is funded and how well it is funded; monitor program income and costs against budget and take ownership of program fiscal sustainability.
Surface program funding opportunities, build relationships with donors, funders, community partners, and government agencies, and provide program content, data, and subject-matter support for grant applications; the Development team owns applying for, securing, and tracking grants and donor relationships.
Ensure regulatory and programmatic compliance within program delivery — including building codes and permitting, contractor licensing, fair-housing requirements in family selection, mortgage/lending regulations, build-site safety, and funder program requirements; coordinate with Internal Operations, which owns organization-wide compliance and filings.
Lead, develop, and hold accountable the program team across construction, repairs, lending, education, and family services.
Develop and manage program budgets in partnership with Internal Operations to maintain fiscal responsibility and long-term sustainability.
Facilitate cross-departmental coordination to improve operational efficiency and ensure cohesive service delivery.
Contribute to long-term organizational strategic planning and policy development, ensuring programs reflect best practices in nonprofit management and align with the mission and Board policy.

Education/Experience:

Bachelor’s degree from a four-year college or university in a related field, and five or more years of relevant program, construction, or nonprofit management experience — including direct supervision of staff — or an equivalent combination of education and experience. Habitat for Humanity or affordable-housing experience preferred; familiarity with construction management and/or mortgage/lending program requirements is strongly preferred.

Language Ability:

Read, analyze, and interpret business, professional, technical, or governmental documents. Write reports, business correspondence, and procedure manuals. Effectively present information and respond to questions from managers, staff, partners, and the public.

Mathematical Ability:

Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume, and work with program budgets and cost analyses. Apply concepts of basic algebra and geometry.

Reasoning Ability:

Define problems, collect data, establish facts, and draw valid conclusions. Interpret an extensive variety of technical instructions and deal with several abstract and concrete variables.

Computer Skills: Project management software; budgeting/financial and construction management tools as applicable.

Certificates and Licenses: None required; construction, project management, or nonprofit certifications are a plus.

Supervisory Responsibilities: Directly supervises managers and staff across program areas (including construction, repairs, lending/mortgage services, community education, and family services), who may in turn supervise other employees and volunteers. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

The employee must OCCASIONALLY lift and/or move up to [25] pounds.
