We are seeking an experienced construction professional to help evaluate new projects, develop estimates, strengthen our subcontractor network, support our Project Managers, and help drive profitable company growth.
Position Overview
This is a senior leadership role that works in consistent collaboration with the Owner, Project Managers, and Bookkeeper.
The Construction Superintendent & Preconstruction Manager will help guide projects from the initial site visit through estimating, subcontractor bidding, contract signing, and final handoff to the assigned Project Manager.
After construction begins, this person will remain an experienced technical resource for Project Managers, helping answer questions, solve difficult field conditions, and reduce the Owner’s involvement in routine project issues.
Key Responsibilities
- Conduct site visits and evaluate project conditions, access, constructability, scheduling, and risk.
- Review plans, engineering, specifications, and client goals.
- Develop scopes of work, takeoffs, budgets, and complete project estimates.
- Identify permitting, structural, drainage, grading, utility, and site-development requirements.
- Participate in qualified client consultations and help close larger or more technical projects.
- Explain construction methods, budgets, timelines, and potential challenges clearly to clients.
- Recruit, vet, and maintain relationships with qualified subcontractors.
- Obtain and compare subcontractor and supplier bids.
- Confirm subcontractor proposals include complete and clearly defined scopes.
- Prepare signed projects for a successful handoff to the Project Manager.
- Organize project budgets, plans, subcontractor bids, schedules, allowances, exclusions, and known risks.
- Work with the Bookkeeper to establish accurate budgets and review estimated costs against actual job costs.
- Help resolve subcontractor invoice, scope, and pricing discrepancies.
- Serve as a technical and educational resource for Project Managers.
- Assist with construction sequencing, difficult site conditions, quality concerns, and field problem-solving.
- Evaluate Project Manager workloads and recommend when additional management support is needed.
- Conduct periodic project site visits and help maintain company quality standards.

Qualifications
- Strong residential construction and leadership experience.
- Ability to read plans, engineering, and specifications.
- Experience preparing estimates and reviewing subcontractor bids.
- Strong knowledge of construction sequencing and trade coordination.
- Professional and confident communication with clients and team members.
- Understanding of project budgets, job costing, gross profit, and change orders.
- Strong organization, documentation, and problem-solving skills.
- Comfortable using construction-management and estimating software.
- Valid driver’s license and ability to travel to project sites throughout Northwest Washington.

Pay: $91,912.45 - $110,690.27 per year
