Full Job Description

Director of Operations — Short-Term Rental Management

Tampa Bay (Hillsborough & Pinellas) | On-site | $100,000 base + profit share | OTE $125,000+

The short version

We manage roughly 100 vacation rental homes across Tampa Bay. We're going to 250, and then well past that.

Today the owner runs both sales and operations. He's moving to sales full-time. We need someone to take operations completely off his desk.

What you'd own

Five departments and 16 people today, more as we grow:

Property Care Management — Property Care Managers each carry a portfolio of homes and own everything about them: condition, readiness, standards, and the owner relationship for every door in their book. These are your portfolio leads and they report directly to you.
Housekeeping — turnovers, linens, quality standards
Maintenance & Repairs — in-house techs and vendor network
Guest Services — remote team, 7-day coverage
Owner Relations — retention, escalations, and the homeowners who trust us with their properties

You own the P&L for those departments. You own the SOPs — you'll rewrite most of ours, because most of them live in the owner's head and that's the problem we're solving. You own hiring, developing, and holding your managers accountable.

You report directly to the owner. Nobody sits between you.

Who this is for

5+ years running operations, not assisting with them
You've managed managers, not just staff — a team of 10 or more
You've carried real P&L accountability and can name a specific number you owned and describe exactly what you did to move it
Multi-site or field operations background — property management, hospitality, restaurant groups, home services, logistics, facilities. The industry matters far less than the reps.
You build systems instead of firefighting. If your instinct on a recurring problem is "I'll just handle it," this isn't your seat.
You're comfortable being the person everything routes to before you've had time to build the thing that stops it routing to you.

Who this is not for

Anyone who needs a predictable Monday-to-Friday. Guests check in on Saturdays. Storms don't check the calendar. Some weeks are heavier than others and we're honest about that.
Anyone who needs a playbook handed to them
Anyone who wants to be the most senior person in a small room forever

What we offer

$100,000 base salary
Profit share tied to a clear operational scorecard — on-track earnings $125,000+, and it grows as the portfolio grows. We'll walk you through exactly how it's measured in the interview.

A genuine path to General Manager. We're not saying that to fill a bullet — removing the owner from operations is step one, and step two is a GM who runs the whole thing.
