JOB SUMMARY AND PURPOSE OF THE JOB:
The Field Maintenance Supervisor oversees the maintenance, repair, and upkeep of client facilities, grounds, amenities, and community assets while providing direct supervision and leadership to assigned maintenance personnel. He or she ensures that all assigned maintenance activities, projects, preventive maintenance programs, and service requests are completed in a professional, safe, timely, and satisfactory manner. If the client is a Community Development District, he or she will adhere to the assigned practices of that client.
The Maintenance Supervisor serves as a working supervisor who remains actively involved in maintenance operations while providing direction, training, quality control, safety oversight, and operational support to maintenance staff. This position is responsible for coordinating daily work activities, monitoring performance, and supporting the efficient operation of district facilities and assets.
The Maintenance Supervisor also provides exemplary service in a manner consistent with the values and mission of GMS. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of GMS service practices as it relates to this function. This includes working interdepartmentally, as well as with our external customers.
PRIMARY RESPONSIBILITIES AND DUTIES include but are not limited to the following:
¨ Plans, assigns, coordinates, and assists in completing maintenance work orders and projects.
¨ Supervises and provides day-to-day direction for maintenance staff assigned to district operations.
¨ Routinely inspects communities, facilities, grounds, buildings, and amenities to identify maintenance needs and quality issues.
¨ Utilizes and maintains equipment in a proper, safe, and effective manner.
¨ Maintains positive working relationships with district staff, residents, vendors, and contractors.
¨ Performs and assists with general carpentry, electrical, plumbing, mechanical, building, and outdoor equipment repairs where permits are not required.
¨ Maintains records, photos, work orders, inventories, and maintenance reports as directed by management.
¨ Reports major repair needs, safety concerns, equipment failures, and capital replacement items to management.
¨ Oversees and participates in pressure washing, painting, signage maintenance, concrete work, cleaning, and other district maintenance activities.
¨ Assists with hurricane preparation, emergency response, and storm recovery efforts.
¨ Provides training, mentoring, and technical guidance to maintenance personnel.
¨ Evaluates completed work to ensure compliance with established quality standards.
¨ Promotes and enforces all safety precautions and procedures in compliance with OSHA guidelines and requirements.
¨ Follows assigned district policies, including safety policies, and complies with all local, state, and federal regulations at all times.
¨ Assists in scheduling personnel, assigning resources, and coordinating maintenance activities.
¨ Responds to resident requests and complaints and helps resolve operational issues.
¨ Assists management with vendor oversight and project coordination.
¨ Assists management with materials purchasing, inventory control, and maintenance resource planning.
¨ May be assigned other duties by the Director of Field Operations and Maintenance Services.
SUPERVISORY RESPONSIBILITIES AND DUTIES:
¨ Directly supervises approximately 5–10 maintenance employees.
¨ Assigns and monitors daily work activities and maintenance projects.
¨ Participates in interviewing, onboarding, training, and developing maintenance personnel.
¨ Provides coaching, performance feedback, and disciplinary recommendations when necessary.
¨ Monitors employee productivity, attendance, and compliance with company policies and procedures.
¨ Ensures staff maintain a safe work environment and follow all established safety standards.
¨ Assists with workforce planning, scheduling, and resource allocation.
¨ Promotes a positive, professional, team-oriented work environment.
¨ Reviews and approves employee time records, productivity metrics, work order completion reports, and related operational documentation.

WORK ENVIRONMENT:
Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors. Gear and/or accommodations will be provided when possible or prudent.
PHYSICAL DEMANDS:
Ability to lift 50 lbs. following appropriate safety procedures. Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, and feel objects and equipment. Reach with hands and arms. Communicate, receive, and exchange ideas and information by means of both spoken and written forms. Ability to navigate properties, facilities, and community assets quickly and easily as required to perform job functions. Repeat various motions with wrists, hands, and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended and flexible hours, including evenings and weekends, based on operational requirements. Regular operation of company vehicles is required, including daily travel between district locations, project sites, and facilities. Must be able to safely operate vehicles, trucks, trailers, and maintenance equipment as assigned. Ability to climb ladders and work at heights above ground level (maximum 12-16 ft.). Ability to supervise and assist maintenance personnel in the field and perform the physical aspects of maintenance work when required.

TRAVEL:
¨ Daily travel between assigned district locations, project sites, vendors, and GMS offices is required.
¨ Must be able to safely operate company vehicles, trucks, trailers, and maintenance equipment as assigned.
¨ May be required to travel for training on an ad-hoc basis.
¨ Ability to work extended hours and weekends based on operational and project requirements.
¨ Ability to respond to emergencies and convey availability in a timely manner as directed by management.
¨ Must possess and maintain a valid Florida Driver's License in good standing at all times.
¨ Must maintain an acceptable driving record and remain insurable under company insurance requirements.
EDUCATION AND EXPERIENCE QUALIFICATIONS:
Education/Training/Certifications/Licenses:
¨ High school diploma or equivalency required.
¨ Trade school, vocational training, maintenance certifications, or related technical training preferred.
¨ Must possess and maintain a valid Florida Driver's License in good standing.
Experience/Knowledge/Skills:
¨ Requires a minimum of five (5) years of experience in building trades, repair, maintenance, facilities operations, landscaping, public works, or related field.
¨ Previous supervisory, foreman, lead, or crew leadership experience preferred.
¨ Effective written and verbal communication skills.
¨ Strong customer service, communication, and interpersonal skills required.
¨ Experience supervising personnel, assigning work, and managing daily maintenance activities.
¨ Ability to coordinate multiple projects and priorities simultaneously.
¨ Working knowledge of OSHA safety standards and maintenance best practices.
¨ Ability and willingness to routinely travel between multiple district locations throughout the workday.
Computer Literacy:
¨ Strong proficiency with computer hardware and software required.
¨ Proficient in Microsoft Outlook, Word, Excel, Teams, and related business applications.
¨ Ability to prepare, review, and process weekly and monthly employee productivity reports, operational reports, and billing-related documentation.
¨ Experience utilizing maintenance management, scheduling, timekeeping, and reporting software preferred.
¨ Ability to use smartphones, tablets, work order management software, and other cloud-based filed management applications.
