The Regional Director of Facilities provides hands-on operational support and oversight for maintenance and physical plant operations across assigned Galerie Management communities. This role partners closely with Executive Directors and community maintenance leaders to ensure buildings, equipment, life safety systems, and grounds are maintained to Galerie standards and support a safe, functional, and exceptional environment for residents, families, and associates.
The Regional Director of Facilities serves as a key resource to community maintenance teams, providing guidance, training, accountability, and troubleshooting support. This position conducts regular community visits, monitors preventative maintenance and work order completion, supports regulatory and life safety compliance, coordinates vendor and contractor activities, and assists with capital projects and community improvement initiatives.
This role requires a strong combination of technical knowledge, organization, problem-solving, and hands-on leadership, with regular travel throughout the assigned region.
Essential Duties & Responsibilities
- Provide operational oversight and support to maintenance departments across assigned communities.

Conduct regular community visits and physical plant inspections to identify maintenance needs, safety concerns, building deficiencies, and opportunities for improvement.

Partner with Executive Directors and maintenance leaders to develop action plans and ensure identified concerns are addressed timely.

Support consistent execution of Galerie Management maintenance standards and procedures across assigned communities.

Assist community teams with troubleshooting complex or recurring building and equipment issues.

Monitor work order volume, completion times, outstanding repairs, and preventative maintenance activities.

Help communities prioritize maintenance needs based on safety, resident impact, operational urgency, and available resources.

Monitor community preventative maintenance programs and ensure required inspections and maintenance activities are completed and documented.

Provide guidance related to HVAC, electrical, plumbing, generators, elevators, kitchen equipment, fire and life safety systems, emergency power, and other building infrastructure.

Assist communities in identifying equipment approaching end of useful life and escalating potential replacement or capital needs.

Review recurring repair issues and recommend solutions to improve equipment reliability and reduce unnecessary service costs.

Promote proactive maintenance practices that minimize disruption to residents and community operations.

Support communities in maintaining compliance with applicable federal, state, and local requirements related to physical plant and life safety operations.

Conduct routine reviews of maintenance documentation, inspection records, generator testing, fire and life safety documentation, and other required records.

Partner with community leadership to support survey readiness and assist with facilities-related plans of correction when necessary.

Support emergency preparedness activities and ensure maintenance teams understand their responsibilities during emergency situations.

Assist communities in responding to utility failures, weather events, equipment failures, and other facilities-related emergencies.

Support communities in identifying, coordinating, and managing qualified vendors and contractors.

Review vendor performance, service quality, response times, and recurring maintenance concerns.

Assist with obtaining and reviewing proposals for repairs, equipment replacement, and community improvement projects.

Partner with leadership to identify opportunities to improve vendor performance and control maintenance expenses.

Ensure contractors performing work within communities follow applicable safety requirements and minimize disruption to residents and operations.

Assist with the planning and execution of approved capital projects, renovations, equipment replacements, and community improvement initiatives.

Coordinate with community leadership, Operations, Development, Construction, and vendors as appropriate.

Monitor project progress, timelines, workmanship, and community impact.

Communicate project updates, concerns, delays, and potential budget issues to appropriate leadership.

Support new community openings, acquisitions, transitions, and major renovation projects as needed.

Serve as a resource and coach to community maintenance directors, managers, and technicians.

Provide training and guidance related to preventative maintenance, building systems, documentation, vendor management, safety, and maintenance best practices.

Partner with Executive Directors to address maintenance department performance concerns and develop improvement plans when necessary.

Assist with onboarding and training newly hired community maintenance leaders.

Promote accountability, responsiveness, teamwork, and a strong service-oriented approach within maintenance departments.

Help identify staffing, training, equipment, and resource needs within assigned communities.

Partner with Executive Directors and Operations leadership to evaluate maintenance priorities and facilities-related expenses.

Assist communities with maintenance budget planning and identification of anticipated repair or replacement needs.

Identify opportunities to reduce unnecessary repair expenses, improve equipment performance, and increase operational efficiency.

Review significant repair recommendations and assist leadership in evaluating repair-versus-replacement decisions.

Maintain awareness of approved capital projects and support communities in completing work within established scope and budget.

Provide regional support during significant building emergencies, utility interruptions, severe weather events, and other facilities-related incidents.

Assist community teams with coordinating vendors, contractors, and emergency repairs.

Participate in facilities-related on-call support as needed.

Travel regularly throughout the assigned region and provide additional community support based on operational needs.
- Associate's or Bachelor's degree in Facilities Management, Engineering, Construction Management, Business, or a related field preferred; equivalent relevant experience will be considered.

Minimum of 5–7 years of progressive maintenance or facilities management experience, preferably within senior living, healthcare, hospitality, multifamily, or residential environments.

Previous experience supporting multiple locations or communities strongly preferred.

Strong working knowledge of HVAC, electrical, plumbing, mechanical systems, preventative maintenance, life safety systems, and general building operations.

Experience coordinating vendors, contractors, repairs, and facility improvement projects.

Experience leading, coaching, or supporting maintenance teams.

Strong troubleshooting, organizational, communication, and problem-solving skills.

Ability to prioritize multiple community needs and respond effectively to urgent maintenance situations.
