Position Overview
Happe Homes is seeking an experienced and results-driven Residential New Construction Field Manager to lead our residential construction operations and field teams.
As Happe Homes continues to grow, we are looking for a proven construction professional who combines strong operational leadership, sound business judgment, technical construction knowledge, and a commitment to customer satisfaction.
The Field Manager is responsible for overseeing the company’s residential construction process from project start through final completion. This position leads the company’s superintendents and other field personnel while coordinating subcontractors, vendors, materials, schedules, quality standards, jobsite safety, and production costs.
The successful candidate will ensure that each home is completed on schedule, within budget, and in accordance with Happe Homes’ plans, specifications, quality standards, and customer commitments. This position serves as the primary leader for field-related operations and is accountable for continuously improving the performance, consistency, and efficiency of the construction process.
Primary Responsibilities
Field Leadership and Project Oversight
- Lead and oversee the residential construction process from project start through completion and turnover.
- Direct superintendents and other field personnel to ensure projects are completed on schedule, within budget, and according to approved plans, specifications, selections, and quality standards.
- Maintain a thorough understanding of each active project, including blueprints, specifications, budgets, schedules, customer selections, purchase orders, bids, and contractual requirements.
- Monitor the progress of all active construction projects and proactively address scheduling conflicts, trade delays, material shortages, quality concerns, and other field issues.
- Ensure that each active jobsite is visited regularly by an appropriate company representative to evaluate progress, workmanship, safety, cleanliness, security, and schedule compliance.
- Oversee completion of project punch lists, quality inspections, final corrections, and turnover requirements.
- Identify recurring construction challenges and implement practical, long-term solutions.
Field Team Management
- Lead, support, and hold accountable the company’s superintendents and other field team members.
- Establish clear expectations, priorities, performance standards, and areas of responsibility for field personnel.
- Conduct regular field meetings with staff to review project schedules, upcoming milestones, quality issues, safety concerns, cost risks, and required follow-up.
- Evaluate employee performance and provide timely coaching, feedback, training, and corrective action when necessary.
- Conduct formal performance reviews for assigned team members.
- Assist with recruiting, onboarding, developing, and retaining qualified field personnel.
- Promote teamwork, accountability, professionalism, and effective communication throughout the field department.
Scheduling and Coordination
- Oversee the development and maintenance of accurate construction schedules for all active projects.
- Confirm that subcontractors, vendors, materials, inspections, and company personnel are properly coordinated to support project timelines.
- Work with superintendents to identify schedule risks and develop recovery plans when projects fall behind.
- Coordinate with internal departments, including sales, estimating, purchasing, accounting, customer service, and warranty, to support an efficient transition between each stage of the project.
- Communicate significant schedule changes, field risks, and project concerns to company leadership in a timely manner.
Subcontractor and Vendor Management
- Supervise and coordinate subcontractors and vendors performing work on Happe Homes projects.
- Maintain productive and professional relationships with qualified trade partners and suppliers.
- Continuously evaluate subcontractor and vendor performance based on quality, reliability, pricing, safety, communication, and schedule compliance.
- Address performance deficiencies promptly and document concerns when appropriate.
- Assist with onboarding and training subcontractors and vendors regarding Happe Homes’ procedures, quality expectations, safety requirements, and jobsite standards.
- Support the development of a dependable trade partner network capable of meeting the company’s current and future construction needs.
Quality Control and Customer Satisfaction
- Maintain and enforce Happe Homes’ construction quality standards throughout every phase of the building process.
- Ensure work is completed in accordance with approved plans, specifications, building codes, manufacturer requirements, and company standards.
- Identify quality concerns early and coordinate timely corrective action.
- Promote a “complete it correctly the first time” approach among employees, subcontractors, and vendors.
- Support clear and professional communication with homeowners, real estate professionals, subcontractors, vendors, and internal team members when field-related matters arise.
- Assist with customer meetings or project communications when management involvement is appropriate.
- Help ensure that each homeowner receives a professional, organized, and positive construction experience.
Cost Control and Material Management
- Monitor field construction activities for potential cost overruns, unnecessary expenses, waste, rework, and other operational inefficiencies.
- Identify cost concerns and work with the appropriate team members to determine the cause and implement corrective action.
- Review significant field changes and confirm that appropriate approvals, documentation, purchase orders, or change orders are completed.
- Oversee the coordination, receipt, storage, use, return, and accountability of construction materials.
- Confirm that material deliveries and returns are accurate, timely, properly documented, and assigned to the correct project.
- Work with estimating, purchasing, and accounting personnel to improve job-cost accuracy and reduce preventable construction expenses.
Documentation, Systems, and Process Improvement
- Ensure that superintendents maintain complete and accurate job records for each active project.
- Require timely updates of schedules, job logs, progress notes, photographs, inspections, and other project information within company software systems.
- Develop, document, maintain, and improve field policies, procedures, checklists, and construction standards.
- Train employees, subcontractors, and vendors on company procedures and expectations as necessary.
- Review construction data and performance indicators to identify opportunities for improved scheduling, quality, efficiency, and profitability.
- Provide company leadership with regular field updates, including project status, schedule risks, staffing concerns, quality issues, and cost-related matters.
- Ensure compliance with company policies, contracts, procedures, safety requirements, and applicable laws and building codes.
Safety and Jobsite Standards
- Promote a strong safety culture and require compliance with company safety policies and applicable OSHA requirements.
- Encourage safe work practices among employees, subcontractors, vendors, and other jobsite visitors.
- Ensure jobsites are maintained in a clean, organized, professional, and secure condition.
- Address unsafe conditions or conduct immediately and escalate serious concerns to company leadership.
- Support documentation and investigation of jobsite incidents when necessary.
Qualifications
- Bachelor’s degree in Construction Management, Business, Engineering, or a related field is preferred but not required.
- Minimum of five years of full-time residential construction experience, including responsibility for managing multiple homebuilding projects.
- Previous experience supervising superintendents, field personnel, subcontractors, or construction teams is strongly preferred.
- Comprehensive knowledge of residential construction methods, materials, sequencing, scheduling, inspections, quality control, and jobsite operations.
- Ability to read and interpret blueprints, specifications, scopes of work, selections, construction schedules, and related project documents.
- Demonstrated experience completing projects on schedule and within established budgets.
- Experience using construction management, scheduling, estimating, or builder software is preferred.
- Valid driver’s license and ability to travel regularly to jobsites throughout the company’s market area.

Job Type: Full-time
Pay: $90,000.00 - $130,000.00 per year
