DIRECTOR OF MARKETING (REAL ESTATE)
SUMMARY
Designs all marketing material for all Belmont Companies, to include Management, Development and Construction. Designs all company social media account material which includes Facebook, LinkedIn and others as assigned. Markets the Apartment Communities as necessary. Creates Social Media Accounts for specific properties. Provides ideas to properties for Resident retention as well as social services required as well as scheduling events. Facilitates training to site staff on all issues related to customer service, marketing, job performance, and community relations. Conducts site/property visits as necessary to support occupancy, improvement, and marketing goals. Works closely with Regional Managers to develop and monitor property improvement plans. Responsible for Belmont Facebook and LinkedIn page. Orders all Red Ribbon supplies for properties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
1. Design all marketing material for all Belmont Companies, to include Management, Development and Construction
2. Design all company social media account material to include Facebook, LinkedIn, and others as assigned.
3. Market the Apartment Communities as necessary. Marketing will include newspaper and radio ads, flyers, and other marketing as required.
4. Create Social Media Accounts for specific properties as assigned, monitor accounts and post to accounts in an effort to boost occupancy.
5. Provide ideas to properties for Resident retention as well as social services required by Section 42 Tax Credit program rules. Design program services and assist Resident Managers in scheduling events.
SUPERVISORY RESPONSIBILITIES
Carries out supervisory responsibilities as directed by the President, and in accordance with the organization's policies and applicable laws. The Director of Marketing and Social Media Relations will not directly supervise any staff, but will be responsible for the oversight of all marketing and social media functions.

DRIVING ABILITY
Valid Driver’s License and Auto Insurance coverage must be maintained at all times. Driving is an essential function of the Director of Marketing & Social Media Relations’ job. With travel from site to site and travel to required Belmont training seminars, this qualification is a necessary part of the Director of Marketing & Social Media Relations’ job.
EDUCATION and/or EXPERIENCE
Bachelor's degree (B. A.) from four-year college or university; or one to two years’ related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as procedure manuals, operating and maintenance instructions, and safety rules. Ability to write and complete routine reports, paperwork, and correspondence. Ability to respond positively and effectively to common inquiries or complaints from residents, regulatory agencies, or members of the business community. May need an ability to speak professionally before groups of residents, coworkers, or other officials, on occasion. Ability to effectively present information to top management, public groups, and/or boards of directors.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, and decimals. Ability to compute rents, occupancy levels, ratios, discounts, and percentages and to interpret graphs and charts.
REASONING ABILITY
Ability to define problems, collect data, establish facts, and draw valid conclusions, to solve practical problems dealing with several abstract and concrete variables that are involved with marketing, social media marketing, customer service relations for the betterment of the company and communities within standardized federal, state, and company guidelines. Ability to interpret and establish priorities based on a variety of federal, state, and company policies, procedures, programs, and guidelines.
