Full Job Description

Lackland Holdings Management, Ltd. was formed in 1991. Collectively, Lackland Holdings, Riverside Homebuilders, and its affiliates employ over two hundred people. We are currently looking for a Property Manger to join our multi-family property team and support the El Jardin property West Fort Worth. Position Summary:

The Property Manager is responsible for the day-to-day financial and administrative operations of the community as well as overseeing the maintenance staff while assuring the company's standards are achieved and excellent customer service is delivered to prospects and residents. Additionally, this role provides support to the Senior Regional Property and Facilities Managers on various initiatives.

Key Responsibilities:

Create a positive, welcoming, supportive environment for residents, visitors, and property associates.
Ensure all employees are current on continuing education courses in the GROW training program.
Ensure that all staff members are professional in conduct and appearance daily.
Ensure that budget guidelines are followed through consistently by reviewing concerns, issues, and ensuring all rent is coded accurately.
Enter invoices daily to ensure timely payments to vendors.
Evaluate associates’ performance, including the completion of annual performance reviews. Counsels underperforming associates and provide critical feedback to improve performance.
Evaluate financial performance and seasonal trends to identify and implement solutions for potential staffing, maintenance, and marketing needs.
Execute marketing and advertising campaigns for apartment leasing and coordinating leasing events such as open houses, realtor tours, and resident promotional activities.
Improve resident retention by shopping competitors and overseeing resident functions.
Interview, select, hire, and train the on-site staff members. Mentor and train the staff on property management skills and concepts modeling effective leasing and customer service techniques to include maintenance expectations.
Manage health and safety programs, including training in fire safety, general emergency procedures, and in the use of emergency equipment.
Motivate, direct, and evaluate personnel and handle all employee related concerns.
Other tasks assigned by Regional Manager and Facilities Manager.
Oversee and direct all administrative duties in accordance with company policy.
Participate in the preparation of the annual operating budget, and work with Regional Property Manager to maintain budgetary guidelines.
Physically walk and inspect community weekly to address any landscaping, building, or life safety issues.
Review property reports weekly and make any necessary corrections.
Route any service requests needed to the maintenance team and monitor resident satisfaction through follow-up calls.

Education/Experience/Skills

3+ Years of Property Management and affordable housing
Bilingual – Spanish/English highly preferred.
Experience with Microsoft Office.
Good knowledge of Fair Housing, leasing rules and regulations.
Good written and verbal communication.
High School Diploma required, some college preferred.
Must have a valid driver’s license, liability insurance and reliable transportation
Organized and attention to detail.
Positive demeanor with a customer service attitude.
ResMan Property Management Software experience
Working knowledge of HUD, LIHTC, TDHCA, TAA, low-income housing tax credit, tax exempt bond and other affordable housing programs.

Pay: $45,000.00 - $50,000.00 per year
