Full Job Description

Commercial Real Estate Analyst

Company: Capstone Group (capstonegroupinc.com) is a private real estate investment firm located in Franklin (Nashville), Tennessee. The company acquires and manages commercial properties, including retail industrial, office and multifamily, throughout the United States. Capstone is aggressively seeking to acquire new commercial properties in the Nashville, Tennessee MSA.

Responsibilities: The Commercial Real Estate Asset Analyst will be responsible to assist management in the acquisition and disposition of properties and managing individual properties to maximize the value and performance of the property portfolio. The analyst will also be responsible for underwriting new acquisitions and putting together marketing books for tenants, lenders and investors, as well as working with existing tenants to ensure lease compliance. The role will involve market research, financial analysis, modeling, operational reporting, leasing, and assisting in the strategic planning and execution of business plans for properties. Some responsibilities:

1. Investment and Financial Analysis: Analyze cash flow and valuation of commercial properties.

2. Asset Management: Create marketing packages for commercial properties for acquisitions and financing of properties. Research and Analyze targeted local markets to aid in tracking leasing activity, property sales, new development activities, rents and occupancy levels at competitive centers. Responsible for creating Year End CAM Reconciliations for every tenant across the property portfolio.

3. Due Diligence: Spearhead the due diligence process, including lease abstracting and analysis, market reconnaissance, comparable property analysis, tenant interviews and review of property reports including engineering, property condition, and environmental reports.

4. Closings: Coordinate and spearhead the closing for all acquisitions, dispositions and financings, including compilation of all due diligence and closing documents, preparation of property and financial reports, compile closing statements, and serve as contact to buyer, seller, lender, mortgage broker, etc.

Qualifications:

1. Bachelor’s Degree in Business, Economics, Accounting, Finance, Math, Engineering or hard science - Required

2. 2+ yrs experience at a real estate, mortgage banking or financial services firm - Required

3. Exceptional organizational skills - Required

4. Strong quantitative experience - Required

5. Easy familiarity with rate of return ROI, IRR and unlevered and levered cash-on-cash calculations and ability to quickly create financial models/cash flow projections using Excel - Required

6. Strong verbal communication (phone and in-person) skills/Ease in interacting with lenders, commercial tenants, investment brokers, zoning officers, etc. - Required

7. High-level Excel skills and strong proficiency with all MS Office programs - Required

8. Familiarity with ARGUS Enterprise - Strong Plus

9. Ability to utilize A.I. tools - Strong Plus

10. Professional certifications or coursework in real estate finance, CCIM, or CFA – Strong Plus

· Desire to grow into an asset management or investment role.
