Regional Director of Sales & Business Development

KARA Hospitality, LLC

About KARA Hospitality

KARA Hospitality owns and operates a growing portfolio of extended-stay hotels

throughout Virginia. Our focus is providing exceptional accommodations for guests who

need a place to stay for weeks or months—not just nights. We serve healthcare

professionals, construction crews, corporate travelers, insurance displacement guests,

government agencies, relocating families, and many other long-term travelers.

We are looking for a highly motivated Director of Sales to help drive occupancy and

revenue across our hotel portfolio by building relationships throughout our markets and

identifying new business opportunities.

Position Summary

This is not a desk job.

The Director of Sales will spend the majority of their time traveling between our hotels

and surrounding communities, developing relationships with local businesses and

organizations that generate extended-stay lodging needs.

This individual will be responsible for generating new business, growing existing

accounts, responding to inbound opportunities, and ensuring every potential long-term

guest receives outstanding service from initial inquiry through booking.

Success in this role comes from being visible in the community, developing trusted

relationships, and constantly looking for new opportunities to increase occupancy and

revenue.

Responsibilities

Business Development

 Identify and pursue new extended-stay business opportunities throughout each

hotel market

 Develop relationships with:

o Hospitals and healthcare systems

o Physician practices

o Construction companies

o Engineering firms

o Manufacturing facilities

o Utility companies

o Insurance restoration companies

o Government agencies

o Universities and colleges

o Corporate HR departments

o Relocation companies

o Military organizations

o Local employers

 Conduct regular sales calls and in-person meetings throughout each market

 Prospect new accounts through networking, referrals, cold calls, and community

outreach

 Visit local businesses to introduce KARA Hospitality and identify future lodging

opportunities

Account Management

 Maintain relationships with existing corporate accounts

 Follow up with every extended-stay inquiry received by hotel staff

 Convert walk-in inquiries into long-term bookings whenever possible

 Ensure repeat customers continue choosing KARA Hospitality

 Maintain regular contact with key decision makers

Sales Administration

 Respond promptly to RFPs and corporate lodging requests

 Prepare pricing proposals and negotiate long-term lodging agreements

 Coordinate with hotel General Managers to maximize occupancy opportunities

 Maintain a pipeline of active prospects and provide regular sales updates

 Track sales activity and revenue generated from new accounts

Community Engagement

Represent KARA Hospitality throughout the communities we serve by:

 Attending chamber events

 Networking with local business organizations

 Meeting economic development organizations

 Building relationships with visitor bureaus

 Participating in hotel and tourism events

 Identifying major projects that could create lodging demand

 Staying informed on local construction projects, hospital expansions, and

business growth within each market

Travel

This position requires frequent travel between our hotel locations, including:

 Fredericksburg

 Harrisonburg

 Charlottesville

The majority of each week will be spent visiting customers and prospects throughout

these markets.

Qualifications

 3+ years of outside sales or hotel sales experience preferred

 Hospitality or extended-stay sales experience strongly preferred

 Proven ability to build long-term business relationships

 Excellent communication and interpersonal skills

 Strong negotiation and presentation skills

 Self-motivated with the ability to work independently

 Comfortable spending significant time traveling and meeting customers

 Organized and capable of managing multiple opportunities simultaneously

 Valid driver's license and reliable transportation

What Success Looks Like

The successful candidate will:

 Grow occupancy across the KARA Hospitality portfolio

 Increase long-term corporate lodging contracts

 Develop new referral sources throughout each market

 Build lasting relationships with local employers and community partners

 Consistently identify new opportunities before competitors

 Become the "face of KARA Hospitality" within each community

Compensation

 Base Salary: $$60,000+ annually

 Commission: 12% of net group sales and long-term lodging contracts generated

 Mileage reimbursement for business travel

 Paid Time Off
