Full Job Description

Position Summary

The Regional Property Manager is responsible for overseeing the day-to-day operations of a portfolio of residential properties across the Dallas metropolitan, San Antonio, and Houston area. This role provides leadership and direction to on-site property management teams, ensures financial performance targets are met, maintains high occupancy levels, and delivers an exceptional experience for residents and tenants. The Regional Property Manager serves as the primary liaison between ownership, investors, and property-level staff.

Key Responsibilities

Portfolio Operations & Oversight

Manage a portfolio of properties across the Dallas-Fort Worth metro area.
Conduct regular property inspections to ensure physical upkeep, curb appeal, and compliance with company standards.
Monitor and evaluate the performance of on-site Property Managers, leasing staff, and maintenance teams.
Implement and enforce company policies, procedures, and operational best practices across all managed sites.

Financial Performance

Develop, review, and manage annual operating and capital budgets for each property in the portfolio.
Analyze monthly financial reports, variance analyses, and key performance indicators (KPIs); present findings to senior leadership.
Drive revenue growth through effective pricing strategies, lease renewals, and ancillary income initiatives.
Identify and implement cost-saving opportunities without compromising service quality or asset integrity.

Leasing & Occupancy

Maintain target occupancy rates and minimize vacancy loss across the portfolio.
Collaborate with leasing teams on marketing strategies, outreach efforts, and competitive market analysis.
Review and approve lease agreements, concessions, and renewal terms in accordance with company guidelines.

Team Leadership & Development

Recruit, onboard, train, coach, and evaluate direct reports including on-site Property Managers.
Conduct regular one-on-ones, team meetings, and performance reviews to foster professional growth.
Promote a culture of accountability, service excellence, and continuous improvement.

Resident & Tenant Relations

Serve as an escalation point for resident concerns, complaints, and complex issues requiring management-level resolution.
Ensure prompt resolution of maintenance requests and service-related issues across all properties.
Foster positive community environments that support resident retention.

Compliance & Risk Management

Ensure all properties comply with applicable federal, state, and local fair housing laws, building codes, and safety regulations.
Oversee vendor contracts, insurance requirements, and liability management for the portfolio.
Maintain accurate and complete records for all properties in accordance with company and legal requirements.

Qualifications

Education

Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field preferred.
Equivalent combination of education and directly relevant experience will be considered.

Experience

Minimum 5–7 years of property management experience, with at least 2–3 years in a regional, multi-site, or supervisory capacity.
Proven track record managing multi-family residential, commercial, or mixed-use portfolios across multiple sites.
Experience in the Dallas-Fort Worth real estate market strongly preferred.

Skills & Competencies

Strong financial acumen with demonstrated ability to manage budgets, interpret P&L statements, and drive NOI performance.
Excellent leadership, communication, and interpersonal skills with the ability to motivate and develop diverse teams.
Proficiency in property management software (e.g., Yardi, MRI, AppFolio, RealPage) and Microsoft Office Suite.
Ability to manage multiple priorities in a fast-paced, deadline-driven environment.
Solid understanding of Fair Housing regulations and Texas landlord-tenant law.

Licenses & Certifications

Professional designations such as CPM® (Certified Property Manager), ARM®, or CAM are a plus.
Valid driver’s license and reliable personal transportation required.
