The Community Manager/Property Manager is responsible for overseeing, under the supervision of the Regional Community Manager, the operations of a conventional housing community. The specific property that this position is for is a 92 unit, single-story apartment complex. As a Community Manager you will manage all phases of the operations, including personnel, leasing, maintenance, finances, and administration.

Community Manager/Property Manager should mentor, motivate, and provide leadership to ensure the components of property management are maximized, including, but not limited to: NOI, Asset Maintenance, Customer Service, and Value Creation.

Essential Functions

Maintain excellent customer service standards and monitor service request turnaround and responsiveness of maintenance team.
Direct the day-to-day activities of maintenance, resident retention, marketing, landscaping, and all other operations.
Set property goals and standards to achieve.
Ensure effectiveness of Leasing and Maintenance teams.
Ensure effectiveness of marketing.
Engage, contract, supervise, and approve invoices for all goods/services required to maintain the community up to company and owner standards.
Create, implement, and monitor yearly financial plans.

Qualifications

A Bachelor’s degree; or 4 years’ experience in the multi-family housing industry; or equivalent combination of education and experience is desired.
Must have valid in-state Driver’s License and reliable transportation.
Must be able to speak, read, and write English.
Customer service experience.
Leadership and management abilities.
Marketing knowledge.
Working knowledge of Landlord/Tenant Law and Fair Housing.
Understanding of financial concepts and ability to balance budgets.
Asset Maintenance knowledge and troubleshooting.

Working Environment

This job is based in a typical office setting. In performing the duties of this job, the physical demands include: walking, driving, standing, sitting, stooping, crouching, reaching, stretching, and climbing stairs. The Community Manager/Property Manager must occasionally lift and/or move up to 25 pounds. The physical demands described here are representative of those that must be met by a Community Manager to successfully perform the essential functions of this job.
