Full Job Description

Job Overview

The Property Manager will oversee a portfolio of properties being used for short-term vacation rentals. The role ensures high guest satisfaction, maintaining property standards, and coordinates with internal teams, vendors and contractors to deliver a seamless rental experience. This role involves strategic planning, team leadership, and collaboration across various departments to achieve operational excellence and support the company's growth objectives.

Duties

Maintain proactive and professional communication with homeowners, providing updates on property performance, maintenance activities, guest feedback, and operational initiatives to foster strong owner relationships and trust.
Support the General Manager in their absence by overseeing daily operations, addressing escalated guest, homeowner, and employee concerns, and ensuring continuity of business objectives and service standards.
Manage day-to-day operations of assigned short-term rental properties.
Ensure properties are guest-ready and meet quality standards.
Respond promptly to guest service needs and resolve issues to ensure 5-star reviews.
Conduct regular property inspections and manage vendor relationships.
Monitor property performance metrics and suggest strategies to optimize occupancy and revenue.
Assign, prioritize, and monitor maintenance work orders; oversee the maintenance department and third-party vendors/contractors to ensure repairs, preventative maintenance, and property projects are completed on time, within budget, and in accordance with company quality standards and guidelines.
Maintain accurate records of expenses, maintenance, and guest communications.
Ensure compliance with federal/state/local regulations, HOA rules, OSHA regulations, and company policies.
Maintain an inventory of guest supplies, ensuring timely procurement and restocking.

Minimum Qualifications

3+ years of experience in property management or hospitality.
High school diploma or equivalent (Bachelor’s degree preferred).
Excellent problem-solving skills and attention to detail.
Ability to manage multiple tasks and prioritize effectively.
Strong communication and interpersonal skills.
Proficiency with property management systems (PMS), booking platforms, maintenance management software and tools, and the Microsoft Office suite.
Valid driver's license and reliable transportation.
Availability to work flexible hours, including weekends and holidays.
Ability to work with little to no supervision.
Ability to fill in for General Manager as needed.

Knowledge/Skills/Abilities (KSAs)

Comprehensive understanding of short-term rental platforms.
Familiarity with local housing regulations and hospitality standards.
Strong knowledge of property maintenance and vendor/contractor management.
Strong ability to manage schedules, budgets, and inventory efficiently.
Proven ability to lead and motivate a team, fostering a positive and productive work environment.
Excellent verbal and written communication skills, with the ability to interact effectively with guests, staff, and contractors.
Strong commitment to providing exceptional service, with a focus on conflict resolution coupled with addressing guest concerns promptly.
Ability to handle unexpected situations and emergencies with composure and efficiency.
Keen eye for detail to ensure properties are maintained to the highest standards.
