This role requires someone who leads from the front, develops exceptional teams, embraces accountability, and is willing to roll up their sleeves whenever necessary. Whether coaching a Community Manager, assisting with leasing, supporting maintenance, walking units before an investor visit, or helping solve an operational challenge, our leaders do whatever is needed to help their teams succeed.

Position Summary
The Regional Manager is responsible for the overall operational, financial, and physical performance of a portfolio of multifamily communities, including value-add assets throughout various stages of renovation and stabilization.
This position partners closely with Executive Leadership, Asset Management, Construction, Marketing, Facilities, Human Resources, Accounting, and Business Systems to execute strategic business plans that maximize occupancy, rental revenue, resident satisfaction, and long-term asset value.
Success in this role requires exceptional leadership, strong financial acumen, operational discipline, and the ability to develop high-performing teams while maintaining an ownership mentality. The Regional Manager is expected to lead from the field, not from behind a desk, and to serve as a trusted business partner to both Executive Leadership and onsite teams.
Essential Responsibilities
Leadership & Team Development
- Recruit, develop, coach, and retain high-performing onsite associates.
- Build a culture of accountability, ownership, collaboration, and continuous improvement.
- Conduct regular site visits, property inspections, coaching sessions, and performance reviews.
- Mentor future leaders and create succession plans throughout the portfolio.
- Foster an environment where exceptional resident service and operational excellence are expected every day.
- Hold onsite teams accountable for achieving operational, financial, leasing, customer service, and resident retention goals.
Operational Excellence
- Ensure each community consistently meets company standards for curb appeal, maintenance, leasing, customer service, and resident satisfaction.
- Maintain high standards for apartment turns, preventive maintenance, capital projects, and vendor performance.
- Partner with Facilities and Construction teams to execute renovation and value-add initiatives.
- Drive operational consistency through policies, processes, and best practices.
- Oversee lease administration and operational compliance across the portfolio, ensuring adherence to company policies, lease obligations, Fair Housing requirements, and all applicable federal, state, and local regulations.
- Conduct onsite property visits a minimum of three to four days per week, with additional visits as business needs require. Property visits should include physical inspections, leadership coaching, resident experience evaluations, unit walks, vendor oversight, and operational reviews.
- Maintain a visible, hands-on presence throughout the portfolio. This is not a desk-based leadership position. Regional Managers are expected to spend the majority of their time in the field supporting their teams and driving operational excellence.
- Serve as the primary operational resource during staffing shortages, emergencies, acquisitions, renovations, or unexpected challenges by stepping into any role necessary to support the onsite team and ensure business continuity.
- Drive execution of company initiatives and ensure consistency across all assigned communities.
Financial Performance
- Own the financial performance of the assigned portfolio.
- Analyze financial statements, operating expenses, payroll, delinquency, bad debt, and occupancy trends.
- Prepare and manage annual operating budgets.
- Drive NOI growth through revenue optimization, expense management, leasing performance, and operational efficiencies.
- Identify opportunities to increase revenue while improving the resident experience.
- Review weekly, monthly, and quarterly KPIs and develop action plans to achieve performance goals.
- Partner with Asset Management to develop and execute business plans that maximize long-term asset performance and investor returns.
Leasing & Resident Experience
- Partner with Marketing and onsite teams to maximize lead generation, conversion, occupancy, and resident retention.
- Ensure leasing teams deliver an exceptional customer experience from first contact through move-out.
- Review pricing strategies, concessions, competitive market data, and leasing performance.
- Champion resident satisfaction while maintaining company policies and business objectives.
- Leverage technology and revenue management tools to monitor occupancy, leasing velocity, resident retention, and overall portfolio performance.
- Promote ancillary revenue opportunities and resident programs that enhance the resident experience while supporting portfolio profitability.
Compliance & Risk Management
- Ensure compliance with Fair Housing, landlord-tenant laws, OSHA requirements, company policies, and all applicable federal, state, and local regulations.
- Oversee legal notices, risk management initiatives, insurance claims, and resident dispute resolution.
- Conduct regular property audits to ensure operational compliance.
- Maintain a comprehensive understanding of landlord-tenant laws and all applicable regulatory requirements affecting the assigned portfolio.
- For affordable or mixed-income communities, ensure compliance with Section 8, LIHTC, or other affordable housing program requirements, as applicable.
- Partner with Human Resources and Legal on resident disputes, evictions, Fair Housing matters, legal notices, and risk mitigation strategies.
Working Conditions & Travel
- This position requires regular travel throughout the assigned portfolio.
- Regional Managers are expected to be onsite at their communities a minimum of three to four days per week, with additional visits as needed based on operational priorities, staffing, renovations, resident concerns, or business demands.
- Frequent walking of communities, climbing stairs, inspecting units, participating in property walks, and attending resident and team meetings is required.
- Occasional evening and weekend availability may be necessary to support community events, emergencies, staffing needs, or critical business initiatives.
Cross-Functional Partnership
- Work collaboratively with Asset Management, Accounting, Marketing, Human Resources, Business Systems, Facilities, Construction, and Executive Leadership.
- Participate in acquisitions, dispositions, due diligence, renovations, and property transitions as needed.
- Support company initiatives that improve operational efficiency and portfolio performance.
Qualifications
- Bachelor's degree preferred.
- Minimum of 5 years of Regional Manager experience overseeing multifamily communities.
- Experience managing Class A, Class B, and value-add communities.
- Strong understanding of multifamily financial statements, budgeting, forecasting, and revenue management.
- Advanced proficiency with property management platforms such as Entrata, RealPage, Yardi, OneSite, or equivalent systems, including financial reporting, operational analytics, and performance management.
- Comprehensive knowledge of Fair Housing laws and landlord-tenant regulations.
- Proven ability to lead multiple onsite teams simultaneously.
- Excellent communication, leadership, coaching, and conflict resolution skills.
- Strong organizational and project management abilities.
- Ability to travel regularly throughout the assigned portfolio.
- Valid driver's license, reliable transportation, and the ability to travel between communities on a regular basis.
