Job Title: Commercial Roofing EstimatorPosition Summary

We are seeking an experienced Commercial Roofing Estimator. You will be responsible for reviewing construction documents, performing digital takeoffs, collecting field data and calculating the total costs for complex commercial roofing projects (TPO, EPDM, PVC, Metal, and Coatings). Your goal is to produce competitive, accurate, and profitable bids that allow our field teams to succeed.

Key Responsibilities

Digital Takeoffs: Utilize software (Acculynx, Bluebeam, ProCore) to measure roof areas, perimeters, and specialized components from architectural plans.
Site Inspections: Visit existing buildings to perform core samples, identify deck types, and assess site access constraints for "re-roof" opportunities.
Scope Development: Read and interpret project specifications and "Addendums" to ensure every detail—from tapered insulation layouts to specific flashing details—is included.
Vendor & Subcontractor Coordination: Solicit and analyze quotes from suppliers and specialized subcontractors (e.g., crane services, sheet metal fabricators).
Proposal Creation: Draft formal bid proposals, clearly defining inclusions, exclusions, and qualifications to protect the company from "scope creep."
Handoff Meetings: Lead the "Pre-Job" transition meeting with Project Managers to ensure the field team understands the estimated labor hours and material budget.

Required Qualifications

Experience: 3–5 years of experience estimating commercial roofing systems (Single-Ply experience is essential).
Technical Proficiency: Expert-level skill in Bluebeam, Acculynx or ProCore. Strong proficiency in Microsoft Excel is required.
Analytical Mindset: Ability to visualize a 3D roofing system from 2D drawings and identify potential "hidden" costs.
Time Management: Ability to manage multiple bid deadlines simultaneously in a high-pressure environment.
Knowledge: Deep understanding of manufacturer-specific requirements (e.g., Carlisle, Elevate, GAF, Johns Manville) to ensure warranty compliance.

Compensation & Benefits

Base Salary: $65,000 – $110,000] (Based on experience).
Insurance: Premium Medical, Dental, and Vision coverage.
Work-Life Balance: This is primarily an office-based role with local site visits; Some work-from-home opportunities.

Professional Growth: Opportunity to move into Senior Estimating or Department Management roles.
