Job Description Summary
The mechanic/handyman would be responsible for the general maintenance functions and physical operations of the building. You will ensure building and grounds cleanliness and upkeep of the buildings and equipment. You will communicate with tenants daily and establish interpersonal team relationships with other departments as well as the building tenants.
As a building mechanic/handyman you will complete the day-to-day maintenance, repair, and efficient operation of certain building systems and equipment of a Class A commercial/corporate building. In particular, the Mechanic and team will be expected to perform routine maintenance and repairs of mechanical, electrical, plumbing and refrigeration equipment to ensure the effective operation of the facility and to provide a safe, efficient, and comfortable working environment.
Minimum Experience Required:
Minimum of 2 or more years of hands-on experience with various mechanical/plumbing systems including condensers, rooftop units, plumbing systems, hot water piping, boilers, etc.
Experience in operation, maintenance, and basic repair of either HVAC, Electric, or Plumbing. Knowledge of maintenance, and repair of plumbing or mechanical systems.
Duties and Responsibilities:
- Maintain basic administrative files and records relevant to the buildings’ operations and tenants. This includes files containing written records of maintenance services, equipment inventory, operation manuals, general supplies and parts inventory, etc.
- Conduct a weekly review of outstanding work orders. Follow up with the property manager regarding all outstanding items.
- Establish goals and monitor progress throughout the year.
Interpersonal /Organizational skills
- Excellent interpersonal communication skills to interact with high level corporate tenants, as well as all levels of the organization, outside contractors, architects, engineers, and construction teams
- You will at times accompany the real estate team on walk throughs with potential tenants and must possess a high level of professionalism and ability to communicate with proficient understanding the buildings systems
- Must have demonstrated customer service and strong organizational skills
- Ability to respond in a timely manner to inquiries or complaints from tenants and clearly communicate relevant information, timely status updates and resolution

Technical Responsibilities
- Proactively conduct efficient operations of the buildings equipment and installed systems to include packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC.
The Following Technical skills will be utilized.
- Operation, maintenance, and repair of all boilers, heaters, pumps, valves, and variable speed drives.
- Perform preventive maintenance which includes changing filters, cleaning coils, flushing condensers, greasing pumps, motors, and fan bearings. Inspecting and replacing belts, aligning pulleys, and replacing fan bearings.
- Operation, maintenance and repair of plumbing, bathroom fixtures, water filters, piping and pumps used in conjunction with water distribution, including all supply lines, drains, water lines, control devices and sprinkler systems.
- General maintenance and repair may include but not limited to kitchen equipment repairs, replacement of lamps and ballasts, door lock hardware repairs, furniture repairs, painting, cleaning equipment and work areas.
- Manage all preventive maintenance tasks associated with building equipment via the Building Engines tool.
- Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns.
- Ensures the availability of an adequate operating inventory of tools and supplies. Specific duties include, but not limited to: Preparing and submitting purchase order requests, developing sources for stock materials, and performing periodic checks for supplies.
- Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors, and equipment
- Troubleshoot, evaluate, and make recommendations to upgrade equipment /infrastructure for Capital planning; maintenance operations and/or implement savings opportunities
- Daily inspections and reporting of building systems to ensure proper operations. Daily inspections of interior and exterior building conditions are required.

- Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits. Complete all required Safety Training as scheduled annually.

- Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
- Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
- Involves movement between departments, floors, and properties to facilitate work
- Ability to speak clearly so others can understand you
- Ability to read and understand information presented orally and in writing
- Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics. Regularly use hands to operate office machinery.

This role is M-F; shift schedule is 8am-4pm but may vary. This position at times may be required to respond to off-hour emergency calls.
