Swift Properties is a fast-growing real estate investment company located in Des Moines, IA. We manage over 500 residential rental homes in the Greater Des Moines Metro area, many of which we own as well, and are continuing to add to our portfolio of multi-family and single-family rental homes regularly. We are currently seeking the perfect fit for our team to fill the open Assistant Property Manager position.
Schedule details:
- Enjoy a 20-32 hour in-office work week! The ideal candidate for this position will be available, at minimum, on Monday-Thursday between 9a-2p and on Fridays from 9a-12p. There may be days where coming in early or staying later will be necessary (i.e.: first 2 business days of each month) but we are open to keeping the schedule very flexible for this position and can generally plan well in advance for these changes. Schedules will be agreed upon at least weekly for the upcoming week.
- Work 2-3 hours remotely outside of regular hours as needed (busy leasing time for assisting prospective residents and completing rental applications remotely) to maintain high occupancy and excellent customer service. This work is mainly done on the weekends, but some minor weeknight evening time may be required from time to time to assist the Leasing Experience Coordinator with leasing communications.
- This is a part-time, permanent position that may have the opportunity for full-time growth in the future as our company continues to grow.
- The pay will be hourly, paid weekly. Pay may be negotiable for well-qualified candidates.
- Pay also includes bonus opportunities such as leasing bonuses when assisting with the initial leasing process with enhancements based on superior performance along with team success bonuses (currently eligible for up to $1,000/month in addition to leasing bonuses)!
Roles and responsibilities:
- Above everything, you must provide an excellent first impressions to our prospects and ensure that our residents are having the best experience possible while leasing with us
- Representing our company to all with kindness and extraordinary customer service to ensure excellent resident retention
- Answer or return all phone calls, texts, emails, and other inquiries in a timely manner. All communication received within the business day should be responded to within the same day.
- Assist the Leasing Experience Coordinator in leasing efforts on weekends when necessary (busy season, time off coverage, etc.)
- Ensuring our vacant rental homes have excellent curb appeal and are ready to show
- Being knowledgeable with all rentals within our portfolio
- Inspect turnovers and work with our maintenance team and vendor contacts to ensure any final touches happen in a timely fashion
- Inspect occupied rental homes and documenting possible lease violations, general maintenance issues, photographing the interior/exterior of the home, etc.
- Follow up with any lease violations found during occupied rental home inspections, including legal action when necessary
- Ensure real-time data accuracy in our PM software and internal drive daily
- Make informed decisions to determine positive outcomes for applicant/resident issues and working closely with the Property Manager when help is needed or with the Director of Operations when necessary
- Document creation and storage with 100% accuracy
- Excellent communication, both written and verbal
- Schedule and facilitate all move in appointments and follow up contacts/inspections
- Schedule pre-move out inspections with residents, conduct final move out inspections, and complete final internal move out duties
- Work with the team to maintain a minimum occupancy level of 96%+ portfolio-wide
- Post bank deposits daily, electronically
- Assisting with electronically processing payables
- Assist the team with work order assignment, auditing, and finalizing for billing
- Other duties to support the team when needed and as assigned by your supervisor
Qualifications:
- Previous property management or leasing experience would be ideal, but we are willing to train the right person who is eager to join the property management industry
- Ability to multi-task well, function under constant change, and make Swift decisions.
- Excellent verbal and written communication skills are a must.
- Must be incredibly comfortable with a smart phone (Android powered), computer, and technology in general. Being someone who catches on quickly to new apps/software and other business tools is a must.
- Constantly learn, be aware of, and comply with all Local, State, and Federal Regulations.
- Ability to meet agreed-upon deadlines and communicate issues that may arise while assisting with their solutions.
- Attention to detail and excellent bookkeeping accuracy is an absolute must. Many things we do offer absolutely no room for error.
- Reliable transportation to and from the office and a valid driver’s license with the ability to be easily insured (company vehicle provided for work-day use).
- This job will frequently bring you in contact with animals inside of our occupied rental homes. While we ask our residents to kennel their animals whenever possible if they are not home, you will often come into contact with cats and dogs when greeted by residents at their doors. Being comfortable around friendly animals is a must.
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Physical ability to lift up to 40 lbs. and go up/down several flights of steps daily.
- Bi-Lingual is a plus, but not required
About our team:
Our resident-facing leasing office currently consists of a Property Manager, Assistant Property Manager, and a Leasing Experience Coordinator when fully staffed. Along with our office staff we have a maintenance team that consists of 6 Maintenance Technicians. Our President, Director of Operations, and Accounting team members also work closely with our office team as well.
