This is not a traditional corporate construction executive position.
We are looking for a highly capable, hands-on Senior Project Manager or Construction Manager who still enjoys personally building projects, solving problems, and taking ownership of every phase of construction.
Our ideal candidate is currently managing ground-up multifamily or commercial projects and is still personally involved in estimating, quantity takeoffs, subcontractor buyout, purchasing, contract administration, budgeting, scheduling, and project execution. You don't simply supervise departments that perform these functions; you perform them yourself.
If your current role primarily involves managing departments or supervising the people who perform estimating, purchasing, project management, or contract administration rather than personally performing those responsibilities yourself, this position is unlikely to be a good fit.
We are a lean, vertically integrated real estate development company. Our executives lead from the front. We believe the people making the most important construction decisions should remain closely connected to the work itself.

- Have personally managed ground-up multifamily and/or mixed-use projects from conceptual budgeting and preconstruction through certificate of occupancy.

- Have experience primarily in facilities management, restoration, owner's representation, retail rollout, manufacturing operations, or highly specialized corporate construction environments.
- Prefer organizations where estimating, purchasing, project management, and contract administration are handled by separate departments.

The Senior Project Manager – Multifamily Construction reports directly to the President and serves as a member of the Company's executive leadership team. The position works closely with ownership on development strategy, budgeting, capital planning, and major construction decisions while maintaining clear reporting accountability through the President.
This is a working executive position. Unlike larger organizations where estimating, purchasing, project management, and contract administration are divided among multiple departments, our leadership team remains intentionally lean. The successful candidate will personally lead these functions while building and mentoring a high-performing field organization. Expectation of Results
The Senior Project Manager – Multifamily Construction will be entrusted with broad authority and will be evaluated primarily on the results produced, not simply the activities performed.
Success in this position means consistently delivering the following:
- Projects delivered safely. Safety is never compromised. Every project is organized, professional, and operates with a culture that protects employees, subcontractors, residents, and visitors.
- Projects delivered on schedule. Construction schedules are realistic, actively managed, and consistently achieved. Potential delays are identified early, communicated promptly, and addressed before they impact project completion.
- Projects delivered within budget. Construction budgets are developed thoughtfully, managed aggressively, and continuously forecast throughout each project. Cost overruns are the exception, not the expectation.
- No surprises. Ownership always understands the current status of every project, including schedule, budget, risks, cash flow, major decisions, and potential issues before they become problems.
- Exceptional construction quality. Every completed project reflects craftsmanship and attention to detail that enhances Statewide's long-term reputation and ownership value.

Primary Responsibilities
Department Leadership
- Own all construction operations from conceptual budgeting and preconstruction through project closeout and warranty.
- Establish priorities, expectations, and accountability throughout the construction department.
- Develop annual construction department budgets and staffing plans.
- Recruit, mentor, and develop superintendents and field personnel.
- Foster a culture of ownership, professionalism, continuous improvement, and integrity.
- Participate as a member of the company's executive leadership team, contributing to strategic planning and long-term business decisions.
Estimating & Preconstruction
- Assist ownership in evaluating acquisition, entitlement, and development opportunities by preparing conceptual construction budgets, identifying project risks, and evaluating constructability during underwriting and due diligence.
- Develop detailed construction budgets throughout design.
- Perform quantity takeoffs and pricing analysis.
- Review drawings for constructability and opportunities to improve efficiency.
- Solicit, evaluate, and level subcontractor proposals.
- Identify value engineering opportunities while protecting quality and long-term ownership objectives.
- Recommend subcontract awards.
- Participate in design meetings with architects, engineers, and consultants.
Purchasing
- Develop purchasing strategies that maximize value and maintain project schedules.
- Build and maintain strong relationships with subcontractors and suppliers.
- Negotiate subcontract pricing and material purchases.
- Issue purchase orders and subcontract agreements.
- Monitor procurement schedules to ensure timely delivery of materials and equipment.
- Continuously evaluate supplier and subcontractor performance to improve quality, pricing, and reliability.
Contract Administration
- Develop scopes of work.
- Review subcontractor invoices and payment applications.
- Maintain procurement schedules.
- Administer change orders.
- Coordinate lien waivers, insurance compliance, and project documentation.
- Maintain organized project records and construction documentation.
- Assist in the resolution of contract disputes and claims when necessary.
Project Management
- Oversee construction budgets from groundbreaking through closeout.
- Monitor project financial performance, cost forecasts, and projected cost to complete.
- Review project schedules and recovery plans.
- Lead project meetings.
- Serve as the primary construction representative with architects, engineers, municipalities, lenders, inspectors, consultants, and ownership.
- Resolve complex construction issues as they arise.
Field Operations
- Support and mentor project superintendents.
- Visit projects regularly to review quality, progress, safety, and subcontractor coordination.
- Maintain consistent construction standards across all projects.
- Assist field teams in resolving technical or scheduling challenges.
Continuous Improvement
- Improve estimating accuracy.
- Improve purchasing efficiency.
- Develop standard operating procedures.
- Identify technologies and systems that improve productivity.
- Recommend improvements to construction methods, sequencing, quality standards, and project controls.
Knowledge & Skills

- Experience using construction management software such as BuilderTrend, Procore, Bluebeam, or similar platforms.
- Strong proficiency with Microsoft Office, particularly Excel, Word, and Outlook.
Physical Requirements
Candidates should be capable of performing the physical activities associated with active construction management, including visiting active construction sites in varying weather conditions, climbing stairs and ladders, traversing uneven terrain, and lifting or carrying materials when necessary. Periodic travel between project sites will be required, and the successful candidate must be available to respond when project conditions demand executive involvement.
Qualifications
Preferred candidates will possess:
- Demonstrated success managing commercial, multifamily, mixed-use, hospitality, institutional, or similar construction projects from preconstruction through completion.
- Experience negotiating subcontract agreements and managing construction contracts.
- Strong understanding of scheduling, project controls, and cost forecasting.
- The ability to lead both field operations and office functions within a lean organization.

Pay: $150,000.00 - $175,000.00 per year
